A meeting was held on Thursday March 14, 1996 with the Transportation and Engineering
office to .discuss the remaining issues. Al Kopel, neighborhood association representative
was in attendance. Refer to comments from Krager Associates included under separate
cover.
Harmony Road Access.
Refer to comments from Krager Associates.
Drainage Report:
Refer to narrative from Northern Engineering. For purposes of the preliminary plan, an
additional turning lane has been provided on Harmony Road, subject to detailed
engineering requirements with the final PUD.
Site Plan:
See comments above. Additional details for intersection of McMiurry and Monte Carlo
presented on revised plan, subject to further details with final PUD plan.
The 8 foot sidewalk is shown along Harmony Road.
No pavers will be provided within the public right-of-way. Painted crosswalks will be
shown in right-of-ways.
Details for striping to be provided with final PUD plan.
Utility Plans:
Details to be provided with final PUD plan.
These revised plans are submitted for the Planning Commission Hearing scheduled for

Section II - Site Plan and Cover Sheet Comments:
i8. This requirement seems redundant. A sidewalk on one side is adequate when
associated with the additional sidewalks extending north from the bike path into the
site at other locations.

20. Refer to comments from Bob Pennock. These pads are shown for illustrative
purposes at this time. Detailed plans will have to be reviewed by city staff prior to
final site plan approval for these individual lots.

colors and textures to be provided with final plan. In general, crosswalks will be
flush and constructed with scored colored concrete.

25. Safeway will utilize an enclosed trash compactor connected directly to the building
and will be located within the enclosed dock area as noted on the plan.

Enclosed herein are revisions to the Preliminary P.U.D. for the above noted project. The
revised graphic ezlubits and the following is a narrative response to the items listed in staffs
review letter. of February 8, 1996.
Section one -Utility -Comments:
1. Refer to Krager Associates response for documentation.
2. ,Same as above.
3, We reviewed this concern with Eric in the Engineering Department and the 24 foot
width appears to be acceptable.
4. A mid -block crossing has been noted on the plan. Details will be provided with the
final P.U.D.
5. See revised plans which offer two designs (one noted on site plan and one noted on
landscape plan).
6. See revised plans noted above. A retaining type "garden" wall similar to the one
provided at Laurel and Whedbee has not been provided. It is noted that kids like to
climb on walls and this is not an appropriate location for this potential problem.
7. U.S. West easement details will be addressed at final plan.
8. Details to be addressed with final plan and final survey which has been ordered.
9. Details and relocation to be addressed with final P.U.D. plan.
10. Refer to modifications on Preliminary Landscape Plan.
