Manhattan ave plan and profile: typical section, sawcut area will need a full -
depth patch, not a mill and patch.

Manhattan Ave cross -sections: calculating from these cross -sections, the
values for the flowline grades do not match what is portrayed on sheet 5. Near
sta 5+61, the slope is nearer 0.2% than the required 0.4%. There are 4 other
areas where the minimum grade is not met, as well. Please note that in a
previous round of review, the concession was made to go with the smaller
cross -slopes on Manhattan, but only if the minimum flowline grades were being
met.
Stormwater Utility

Please add note on Drainage Plan that pump is to be retrofitted for water
quality. Development Agreement will have language detailing this item.
Be sure and return all of your redlined plans when you re -submit.

Staff has reviewed your submittal for PARK SOUTH COMMERCIAL PLAZA LOTS 3A-3D,
PDP/FC, I #37-94C/D, and we offer the following comments:
ISSUES:
Current Planning
7 Issue Contact: Troy Jones
Coordinate revisions directly with Katie Moore. As soon as all Engineering
issues have been resolved, and Katie Moore indicates to me that she is ready
for mylars, bring in the mylars with all the proper applicant signatures already
filled in.

The title of the project should read the same on the plat heading, the plat
project box, and the title block for the 3 page planning document set. This is
not a "subdivision" or a "minor subdivision," but rather is a Project Development
Plan, otherwise known as a "P.D.P." Take out all references to subdivisions in
the titles. The title of the project (in all locations) should be "Park South
Commercial Plaza, Project Development Plan." You can leave the subtitle if
you wish, but it should not refer to a "minor subdivision" at all. I don't need to
see it again, just make sure the change is made on the mylar.
Engineering

Utility plan cover sheet: Please correct general notes as redlined.

Plat: The line separating the utilitiy and emergency access easement and the
utility easement doesn't quite connect or really separate the two easements.

Overall utility plan: Please correct the relined typos.

Site Plan: There are still some small areas where the building envelopes
encroach into the emergency access easement.
The driveway flares on the site and landscape plans do not match the utility
plans.
