Response to PD Staff Comments for Park South Commercial Plaza, Lots 3A — 3 D. 2 Building Inspection All drive isles have been widened to minimum of 20' to provide appropriate separation between buildings. Zoning Department ➢ Topo lines will be removed for mylars. ➢ Building envelopes and dimensions have been shown. Stripes are being shown for the crosswalk along the private drive. ➢ A detail of the fence is shown on the landscape plan. ➢ Plantings are being shown within the steps of the walls of the original building 10, now building 8. There is a retaining wall along the east side of building 8, which leads into the bottom of the retention pond. Plantings have been incorporated into the pond area along banks that will not be below water levels. The manager's office and apartment have been noted on the site plan. Updated Plant notes as requested by Forestry. The private drive is an access easement into the development and is not a public street. There is a utility easement that runs directly behind the existing attached walk No street trees can be provided along the private drive. A HC ramp is shown at corner of Manhattan and the private drive. Natural Resources The trash enclosures have been redesigned to meet city supported enclosures. The enclosure on the other side of the pond on the Carmike Cinema site is for the cinema's use. Water & Wastewater See engineering plans for corrections. Water Conservation Addressed notes required for city approval. �w Included water requirement categories on the landscape plan Forestry Updated Plant notes as requested. Current Planning ➢ The light locations have been shown on the site plan. ➢ There are no storage units that face Manhattan Ave. ➢ We have shown more detail for the interior and perimeter buildings. ➢ The mixed use building elevations and foot print match. ➢ Above and below the windows we are proposing an EFIS band of a darker color than the field to help define the windows. ➢ We now have more than 30% of buildings 3 & 10 within the Build to line. See site plan. ➢ We have altered the massing of the buildings so they meet the 3:1 width to height ratio. Refer to the site and elevations for further detail. i We are proposing darker bands at the corners of each step of the buildings along the perimeter. Also centered in most of the facades is another band to bring more human scale to the wall. The wall will have a brick lower portion and EFIS upper. The EFIS field will be light beige with the banding being a darker beige. We have reduced the number of Rocky Mountain Juniper. However due to design consistency on the north side of buildings 1 & 2, we are showing 10 Rocky Mountain Juniper. We have broken down the square footage of office and residential on the site plan. We have incorporated into the design several outdoor gathering spaces that are well connected to the street pedestrian system as well as the internal pedestrian system. We have made interior connections to the Carmike site. Engineering Please refer to Stewart Engineering's plans. Transportation Services ➢ Drives are connecting at 90degrees. ➢ All necessary ADA ramps are being shown. ➢ A crosswalk is being proposed at the entry drive along the private drive. ➢ Bike parking is provided.
