Section 3.2.1(0)(3) specifies that no more than 15% of those trees can be any one species. This would limit any one species to no more than 9. There are 10 Rocky Mountain Junipers proposed (this is a repeat comment). Please reduce this amount by one tree. Be sure and return all the redlined items when you resubmit. The Contextual Site Plan should not be part of the planning set. It is it's own drawing that should be labeled 1 of 1. The site plan, landscape plan, and elevations should be labeled 1 of 3, 2 of 3, and 3 of 3. d. The Luminaire Schedule specifies that the lighting will be high pressure sodium, yet the site plan note # 4 states that they will be medal halide. Please specify on the site plan that the fixtures are high pressure sodium. [LUC 3.2.41 e. Please enhance the symbol used to depict light fixtures. The symbol is too small to read clearly. f. In order to ensure that all buildings interior to the site are not viewable from the street or adjacent sites, please clarify the detailing of the screening associated with the fence gates along Manhattan (repeat of part of comment "d" from Jan. 25 comments). g. I need to see east elevations (repeat of part of comment "g" from Jan. 25 comments) of the building that used to be called building 10, but is now called building 8. Keep in mind that this section of wall will also need some sort of base treatment. _ h. Please include revision dates on the plat. Without these dates, it is hard to keep track of which version of the plat we are looking at. i. Section 3.5.1fl(3)(c) of the Land Use Code specifies that windows shall be individually defined with detail elements such as frames sills and lintels. You have done a good job at individually defining the windows on the mixed -use building, but sills and lintels need to be added to the windows (this is a repeat comment). j. The "perimeter storage unit back elevation" does not meet the "Mixed -Use, Commercial, and Institutional Building Standards" in Section 3.5.3 of the Land Use Code as follows: • Section 3.5.3(C)(1)&(2) requires that horizontal masses shall not exceed a height:width ratio of 1:3 without substantial variation in massing that includes a change in height and a projecting or recessed elements. Building 8 faces the Carmike Theater property. Since the height of the buildings are 11'-4", this standard requires that every 34' along the east fagade of building 8, there be a substantial change in massing that includes both a change in height and a projecting or recessed element. You have provided the projecting and recessed elements, but without elevations of building 8, there's no way to see if you are satisfying the required change in height. Please provide an elevation of the east side of building 8 and please ensure that the proper variation in height (like you show for building 3) is shown on that elevation. 2 Commi ty Planning and Environmental .-vices Current Planning City of Fort Collins STAFF REVIEW COMMENTS Michael Chalona Land Images, Inc. 408 Whedbee Fort Collins, CO 80524 March 19, 2001 Staff has reviewed your re -submittal Park South Mini -storage, and we offer the following comments: COMMENTS: 1. Transportation Planning, Technical Services, Engineering, Transfort, Water/Wastewater, Zoning, Public Service, AT&T Digital Cable, Natural Resources: a. Please see the attached comment sheets and/or redlined items from these departments. 2. Stormwater: a. I have not yet received comments from this department. As soon as I do, I will forward them on to you. 3. Current Planning: a. Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by Friday, June 26, 2001. A 30 day extension to this deadline is available. All requests for an extension should be directed to the Current Planning Director. If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the same timeline. b. The existing topo lines are not helpful in the site and landscape plan review. When I made comment "b" from the January 25rh comment letter, I didn't realize the topo lines shown were not the proposed topo lines. At this point, the proposed topo lines would be helpful in the review of the site and landscape plans, but the existing lines don't help.
