Current Planning ➢ We have received the proposed topo from the engineer and are now showing it. ➢ We will renumber the set so that the context plan stands alone. ➢ We have changed the lighting note to reflect High Pressure Sodium lamps. ➢ We have enlarged the symbol to twice its actual size. ➢ The fence gates along Manhattan will not be opaque. They will be constructed of a solid material to either match the fence or blend with the building materials. The interior of the site will not be viewable from the street through the gates. We have provided a chart on both the elevations and site plan showing the relationship of building width and building height. All roofs will have a consistent slope of 3:1. This ensures that the ridgelines will step with the building and vary the height. Building eight will have the exact wall treatments as the perimeter buildings depicted in the elevations. A base of brick, with an EFIS finish above. The roof will be a metal seam roof. Building eight will have an additional material below the brick where the retaining wall may be visible when the retention pond is at a low water state. The retaining wall may be partially exposed at this time and be of concrete. The site plan shows the building widths with the corresponding chart showing the building height. The steps in the building are also typically dimensioned on the site plan. They are within the 3:1 width to height ratio. The corners where the building steps will have a 1' dark beige band with the field being a light beige. In the center of each approximately 30' section of building, a 2' dark beige band will be located in the center of the wall as depicted on the typical perimeter elevations. We are showing the lintels and sills as dark bands above and below the window sets. Engineering Please refer to Stewart Engineering's plans. We have reviewed the emergency turning radii with Poudre Fire Authority and they are satisfied with the radii that are shown. Water! Wastewater The electric and gas utilities are shown on the plans.
