b. The Lorimer County Treasurer has recently worked out an arrangement with
the County Clerk that no new subdivision plats will be filed with the County
Clerk until such time that it can be proven that all taxes have been paid on
all parent parcels (parcels being platted or replotted). Because your
application proposes a plat as part of the development request, you will be
required to provide a copy of "Certificate of Taxes Due" with the mylar of
the subdivision plat when it is brought to the City's Current Planning
Department for recording. The certificate may be obtained from the
Larimer County Treasurer's Office and must reflect a zero ($0) balance for
all parent parcels included in the area of the plat before the City will accept
the mylar. Please figure out the parcel number(s) of the parent parcel(s) for
the property you are platting, and contact Linda Buckwalter at the Lorimer
County Office of the Treasury at 498-7020 to arrange such certificate.
Parcel numbers of existing parcels can be located at the County Assessors
Office.
c. Repeat Comment - Please include revision dates on the plat. Without these
dates, it is hard to keep track of which version of the plat we are looking at.
d. At staff review on May 2"d, this project was discussed. At that meeting, it
was discussed that there is really only one issue holding the project up from
going to hearing. The issue is Stormwater related, and has to do with the
water quality and capacity of your on site detention. Please contact Glen
Schlueter or Basil Hamdan in the Stormwater Department to get the
specifics on what needs to be resolved prior to hearing. The Stormwater
Department needs revisions by Tuesday May 15th at 5pm (sumbitted directly
to Glen, Wes, or Basil) that solve the said issue in order for the project to
be taken to the June 71h Planning and Zoning Board hearing.
e. Please ensure that the site plan has the proper signature blocks. Please see
attached sheets with sample text.
f. After the hearing, bring in the final compliance application and the $1000
fee with revisions that address all comments. We are not quite ready for
mylars, so these revisions should be on paper. We need the following number
of copies of the revisions to the various sheets:
• 5 site plans,
• 5 landscape plans,
• 5 plats,
• 3 utility plans,
• 1 drainage report.
Be sure and return all the redlined items when you resubmit.

Staff has reviewed your re -submittal Park South Mini -storage, and we offer the
following comments:
COMMENTS:
1. Water/Wastewater, Engineering, Stormwater:
a. Please seethe attached comment sheets and/or redlined items from these
departments.
2. Technical Services, Natural Resources, AT&T Digital, Zoning:
a. These departments have reviewed the re -submittal and have no further
comments.
3. Advance Planning, Poudre Fire Authority, Public Service, AT&T Digital
Cable:
a. These departments and agencies have been routed revisions, but I have not
received any comment back from any of them. If and when I do, I will
forward them on to you.
4. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by
August 7, 2001. A 30 day extension to this deadline is'available. All
requests for an extension should be directed to the Current Planning
Director. If remaining issues are those that do not require plan revisions, a
status report verifying continuing efforts toward resolving the issues is
required within the same timeline.
