The alignment of the shared access, separating Lots 2 and 3, must be consistent and line up with the location of the access road identified on the ODP for the property to the west of Manhattan Avenue. From review of the plans, it appears that this access easement does not line up. Street standards require that driveways and streets either align or be off -set a minimum of 200' centerline to centerline. It appears that this shared access will need to be moved further to the south in order to align. 9. Does the ditch easement include enough space for the ditch riders' access road? 10. The outer boundary monuments must be described. 11. Both of the control monuments must be described. 12. Please show the "right angle" width of Horsetooth Road from the section line. 13. The plat does not close, (0.651 N-S, 0.003.E-W). 14. At the time of development, fire hydrants will have to be located within 400' of. any building, capable of 1000 gpm with 20 psi residual pressure. At the time of submittal of development plans, please show location of hydrants on the site plan. This concludes staff comments at this time. I have tentatively scheduled the public hearing for this minor subdivision for Tuesday, July 26, 1994 at 1:30pm. The hearing will be held at the Planning Department conference room, located at 281 N. College Avenue. We will send out notification letters and notify the newspaper. Please contact your engineer about making the above corrections to the plat and bring a signed mylar of the plat to the hearing. Review of these plans should not be construed as a commitment that telephone facilities sufficient to serve this project are presently available. US West will provide telephone service in accordance with the rates and tariffs on file with the Colorado Utilities Commission. 2. Telephone facilities generally occupy rear lot utility easements, which must be located on terrain which permits trenching operations. 3. The owner is responsible for provision of all conduit, ditch, and street crossings for telephone facilities within the project, and the owner provides terminal room space and power for the main terminal at one building, generally in a janitors' closet or utility room. The owner's vendor provides all facilities beyond the main terminal. Contact the US WEST engineer for conduit specifications for the main telephone entrance cable. 4. Any relocation of existing telephone facilities required by these plans will be paid for by the developer. 5. At the time a development proposal is submitted, utility plans, development agreement, drainage report and plans, site and landscape.plans, etc. will be required for City review. 6. The utility easement along Horsetooth Road should be 15' wide, not 12'. 7.
