Box 1190 Fort Collins, CO 80522 RE: Greyrock Commons PUD and RZ Dear Jill: Thank you for allowing the City Planning Department to review Greyrock Commons PUD and RZ. We offer the following comments: 1. The Waiver from the Public Street Capacity requirement of the Intergovernmental Agreement will be considered by City Council on Tuesday, July 19, 1994. The Planning Department is recommending approval, subject to a fee of $700 per unit being assessed and collected at the time of building permit issuance. 2.. It is recommended that the condition of the existing pavement on Liberty Drive and Briarwood Drive be inspected for possible patching or overlay to carry the additional traffic. 3. It is recommended that the width of the utility easement and gravel access driveway extending east from Greyrock commons to Lot 3, Briarwood M.R.D. should be widened and dedicated as right-of-way to provide future street access into the Doesken/Corwin property. The letter from Doesken/Corwin notwithstanding, Lot 3, Briarwood M.R.D. should not be forced to take access onto Taft Hill Road. The concern is that the present owners may sell Lot 3 and future owners may not be willing to abide by such access restrictions, particularly if there is a future request to subdivide. If it is determined in the future that street right-of-way from Greyrock Commons to Lot 3, Briarwood M.R.D. is not needed, then the right-of-way can be vacated back to the grantors.
