Box 580 Fort Collins, CO 80522-0580 RE: Harmony Neighborhood Centre P.U.D. Project No. 10-790-000 Dear Glen: June 6, 1994 We are sending you this letter in lieu of preparing a formal Preliminary Drainage Report for this site. This site is located in the Golden Meadows Subdivision and is bounded by Harmony Road to the South, Monte Carlo Drive to the North, Wheaton Drive to the West, and McMurray Avenue to the East. The site is zoned BP and covers approximately 17.8 acres. The "Golden Meadows Fifth Filing Storm Drainage Report" was submitted to the City on December 22, 1980 by Stewart and Associates, Inc.. The proposed King Sooper's is referred to in that report as Tract "B" (BP Zone). Developed condition release rates from this site were calculated using the Rational Method. Their calculations show two release points for the site. The South Western 13.0 acres was proposed to outfall into an existing conveyance channel adjacent to Harmony Road. The developed condition 10-year runoff was calculated to be 42.5 cfs and the 100-year runoff to be 83.4 cfs. A release rate of 10.0 cfs was calculated which would require approximately 2.0 Ac.-ft. of on -site detention (Their calculations for the detention volume were not shown). The second release point is at an existing 18" RCP at the Northeast corner of the site. The pipe is tied into an existing storm sewer system that crosses McMurray Avenue and passes through an elementary school site. Their calculations indicate that 3.9 acres of this site may discharge undetained through the 18" RCP. The 10-year developed condition runoff was calculated to be 23.4 cfs. Both the storm sewer system and the existing channel along Harmony Road discharge into the Golden Meadows Detention Pond located North and East of this site. The proposed King Sooper's site will follow the Drainage Plan outlined in the above mentioned report. The Final Drainage Report will present a more indepth analysis of the site hyprology, proposed storm sewer hydraulics, and an erosion control plan will be presented, all of which will be done using the current City Storm Drainage Criteria. A more detailed investigation into the Northeastern release point will also be conducted because of a minor discrepancy we have identified in the 100-year peak flow in the storm sewer system between the report for the Golden Meadows Fifth Filing and the Drainage Report for the elementary school ("Drainage Report for the proposed 1992 S.E. Elementary School" by CDS Engineering Corporation, August, 1991). TST INC.748 Whalers Way - BuildingD 1021nverness Terrace East !
