The Engineering Department offers the following comments: a. There are two existing points of access. No additional access points will be allowed. Therefore internal access easements need to be planned to provide circulation within the subdivision to the public streets. b. Existing easements must be maintained on the replat. Additional easements are likely to be needed once actual land uses are approved on individual lots. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. An administrative hearing for this minor subdivision replat will not be scheduled until each of the above comments have been addressed. Meldrum Fort Collins, CO 80521 Dear Dick, Staff has reviewed your documents for the Replat of Park South Commercial Plaza Minor Subdivision that were submitted August 21, 1996, and would like to offer the following comments: 1. The Zoning Department offers the following comments: a. Lot 3-A is not a' legal lot. It needs to have 20' of frontage on a public street, otherwise Lot 3-A can only be developed as a PUD. b. When Lot 1 (the theater) was developed, they were required to provide a 24' drive access to Lot 2 in order to facilitate shared parking lot circulation and access since the Horsetooth curb cut on Lot 1 was the only Horsetooth curb cut to be allowed (see attached copy of Lot 1 Site Plan). An access easement should be provided on lots 2- A and 2-13 to accomplish this, unless it is determined that the 50' access easement along the south side of 2-A and 2-13 is adequate for this. 2. The Mapping Department requests that the Plat show the reception number for the additional 12' of Horsetooth Road right-of-way. 3. The Water and Wastewater Utility offers the following comments: a. Lots 2-A, 3-13 and 3-C do not currently have sanitary sewer on or adjacent to the property. Lot 3-C may require an off -site easement to access sewer. b. Utility Plans must be prepared to show how service (water and sewer) will be provided. 4. The Stormwater Utility stated each lot will need to provide separate drainage and erosion control report at the time each lot is developed. 281 North College Avenue • P.O.
