Please provide crossings and ramps that direct pedestrians across Seafarer and Clarion individually. See redlines for clarification (CS515). Thanks. It should also describe in general what BMP measures are envisioned at this time. Please provide a drainage easement for the swales and the grading that is proposed on future development property in Filing 3 carrying runoff from the site. The proposed elevations shown on the grading plans overlap each other at several locations, please clarify. Basin Lines do not need to be shown on grading plan, if they are to be shown, use smaller line weights. In general the grading plans are hard to decipher, please clarify. Swale C-C uses a 3:1 side slopes, why not 4:1 since it is off -site and you have room for that. What is this "sod former" that is used for the swales, is it different from seeding ? Provide detail. Please clarify the location of the proposed landscape timber wall in the detention pond. Typically masonry walls are used in detention ponds. The proposed use of landscape timber walls in the pond could present a problem as to the long term viability of this wall. In lieu of constructing these improvements, the developer may escrow the cost of constructing the street and the ditch crossing instead. If so, Brightwater must be constructed to the PCs and a type 3 barricade must be provided at the opening. An estimate for the cost of constructing the street and the box culvert must be submitted for the city's review and approval at final compliance. This dollar amount will go into the DA to be paid prior to the issuance of the first building permit and will be placed in an escrow account for seven years. If either the pedestrian crossing or the Brightwater connection isn't made within that time frame, then the money will be refunded to the developer.
