Please provide approval from Boxelder District for this crossing. Storm Line E will only have 12' clearance from water line and 1.2 feet from sanitary. This is not ideal, but will be allowed due to the lack of alternatives. Approval from Boxelder and Elco should be provided. Please call out clearance between Line E1 and the water line. At a minimum a 12" clearance should be maintained. Please identify storm line B as privately owned and maintained. [1 /6/06] Master planning has looked at the grading along the Canal, they need a distance of 50 feet clear from the existing top of bank to any of your drainage improvements, it seems that the top of bank is being moved east in some locations which will affect the channel capacity, and the detention pond encroaches into this 50 feet minimum clearance. Since the trail is to be built as a part of the development the design needs to be provided at this time. The City has agreed to pay for 2 feet of the 10 foot width and the mesh and color that is added to the trail. The maintenance of the trail will be the developers/ HOA until such time as the trail is connected to the City trail system or a maximum of 10 years which ever occurs first. The trail should be centered in the easement except where the trail is adjacent to the ditch road and that is not feasible. In that situation the easement will be offset. The language for the Trail Easement is: City Public Trail Easement and Right -of -Way for use as a bicycle trail, pedestrian path, equestrian or other recreational use trail and reasonable accessory uses. It would probably help some if you turned off the water and sewer layers as there would be fewer lines for the text to conflict with. Additional x-sections need to be provided for Thoreau — beginning, middle and end of horizontal curve. Please note that as of January 1, 2006 there is now a processing fee for each easement needed and submitted for processing. For easement dedications this is $250 for each easement and for vacations this is $400 for each easement. The fees will apply to this project and the easements to be submitted since they will be submitted after the first of the year. Appears that the following off -site easements are needed: grading and construction easements, drainage easement, temporary turnaround easement, drainage, grading and utilty easement and maybe a utility easement. [6/14/05] Offsite grading and construction easements required from Filing One and Filing Three. Please provide legals and exhibits for verification and then you'll need to record them. The grading around the detention pond in Filing One can be handled as a revision to Filing One plans. Grading offsite to the east of Filing Two will require offsite grading and construction easements from that property owner. [1/27/05] Easements need to be recorded for any offsite improvements and the reception number needs to go on the plans. [5/25/04] [4/23/04] Please provide letters of intent from the ditch company and/or other property owners for offsite grading in order to go to hearing.
