RE: Lind Property, Second Filing
I am writing this on behalf of my client, Turnberry Road Partners, LLC, to formally request a one year extension
of the final plan, plat, and other site specific development plan information per Section 2.2.11(D)(4) of the Land
use Code.
This project was originally recorded on January 9, 2007 by Centex Homes. Subsequently, Centex homes
decided to stop building in Northern Colorado due to economic conditions. Shortly after recording, the property
was sold to Turnberry Road Partners, LLC who intended to find a builder and construct the project.
As you are well aware, the market forces have changed considerably since this project was approved. We still
believe this to be a viable project, but we are being forced to wait out the current economy, and more importantly
the credit crunch that has brought virtually all development work to a halt. The property has been actively
marketed since being purchased, and only now are parties interested in purchasing and developing the property
as originally planned.
We are requesting this one year extension, our second request, in order to continue the vesting of the project
and to begin the process of infrastructure improvements. Our primary justification for this request has been the
economic realities of the last few years, with it being virtually impossible to fund projects of this scale over the
last couple of years.

The Current Planning Division has received your request for the second one-year
administrative extension for Lind Farm Second Filing to extend the Final Plan to
January 9, 2012.
This second one-year extension is hereby granted per Section 2.2.11(D)(4) of the
Land Use Code. Please note that any further extensions can only be granted by
the Planning and Zoning Board.
