There are no erosion control notes, plans, calculations, etc. Please provide. At preliminary a section should be included in the report mentioning that erosion control final calculations shall be provided with a final submittal. It should also describe in general what BMP measures are envisioned at this time. Topic: Grading Number: 50 Created: 4/23/2004 (4/23/041 Any off -site grading would require grading easement. Please avoid rear yard swales whenever possible If drainage is directed between lots from other upstream lots, then a side yard drainage easement should be provided at the downstream lots. Topic: Master Plan Regional Channel Number: 51 Created: 4/23/2004 14/23/04] Pond location and trail should be coordinated with future parallel swale carrying storm runoff from upstream basins. Location of swale should be in line with what was reserved for the Maple Hill property. The City does not intend to build any of these improvements in the near future but would want to have the right of way reserved for such a long-term future improvement. The ditch should carry about 715 cfs at County Road 52 according to the Cooper Slough/Boxelder master plan. Topic: Pond Location Number: 21 Created: 4/20/2004 [4120/041 The location of the detention pond in the northeast corner of the site should make sure that it does not preclude the future construction of a parallel drainage channel adjacent to the ditch. Separation from the ditch to the pond shall be such that a channel or a storm sewer capable of carrying 715 cfs can be accommodated between the existing ditch and the proposed pond location. Ideally, enough information should be included consistent with PDP level of review, to allow future uses to be processed as a minor amendment.
