Please avoid rear yard swales whenever possible. If drainage is directed between lots from other upstream lots, then a side yard drainage easement should be provided at the downstream lots. [4/20/041 The location of the detention pond in the northeast corner of the site should make sure that it does not preclude the future construction of a parallel drainage channel adjacent to the ditch. Separation from the ditch to the pond shall be such that a channel or a storm sewer capable of carrying 715 cfs can be accommodated between the existing ditch and the proposed pond location. Please clarify on the utility plans which facilities are to be built with the first filing and which are to be built with the second or any future filings. This is a repeat comment; applicant's response was to "reference revised utility plans". Transportation Planning never received the "revised utility plans". If it is determined that the lot lines need to be adjusted, then a letter of commitment from the developer stating that they will move the lot lines as needed even if it means losing a lot in order to meet the city's requirements will be required prior to public hearing. An additional 500' of preliminary design for the street is required beyond the property. In lieu of constructing these improvements, the developer may escrow the cost of constructing the street and the ditch crossing instead. If so, Brightwater must be constructed to the PCs and a type 3 barricade must be provided at the opening.
