It appears that the school district intends to build a High School down south in the immediate future. Q: What is your time frame. A: The developer intends to break ground in the spring of 2002. Q: What is the timing of Richards Lake and the Gillespie Farm developments? A: Don't know the exact time frame; however, Richards Lake is in the final stages of approval. Gillespie Farm is approximately one month ahead of us. Q: Why does the City require so much density? A: The City is trying to accommodate growth in a compact manner. Development at 3 units per acre takes up twice as much land as development at 6 units per acre. The City is trying to avoid sprawl. C: The density that the City promotes is not compatible with the existing development. Where is the City's requirement to place low -density development next to existing development? A: The developer intends to place the multifamily in the interior of the project. Mr. Grubb asked the group to summarize the concerns. 1. Density along County Road 11 (Lower density is preferable); 2. Dollar cost of so many ditch crossings; 3. Safety of having so many ditch crossings; 4. Traffic on County Road 11; 5. Traffic at the intersection of Vine and Lemay; and 6. Lack of a primary school in the area. Meeting was adjourned at approximately 8:10 Neighborhood Meeting Minutes Project: Lind Property, Overall Development Plan Meeting Location: City Streets Department Date: Staff in Attendance: Applicant/Representatives: April 2, 2001 Brian Grubb, City Planner Vaughn Furness of Jim Sell Design Yvonne Seaman of Centex Homes The meeting began at 7:05 p.m. Brian Grubb followed the standard agenda format including introductions, description of the purpose of the meeting, description of the planning process and then turned over the meeting to Mr. Furness to describe the request. After Mr. Furness completed his presentation the meeting was opened for comments and questions by the public. Comments, Questions, Answers Q: What could be put in the Neighborhood Center? A: It could be a church, daycare center, recreation center, limited commercial and professional offices. It was explained that a typical grocery store could not be located in the neighborhood center. Q How did this property get annexed? A: Staff did not know that answer to this question. Q: What is the size of the lots. A: There will be a variety of lot sizes and types. The code requires at least three different housing types. Q: What is the density? A: The density will vary. The required overall density is 5-8 units per acre. Q: Does the collector street go all the way to Timberline Road? A: Yes. Automobiles will not have to get on County Road 11 to get to Timberline Road.
