Stormwater
Offsite flows from the west will be considered at the PDP stage. The Ditch Company has been
notified; we are discussing design options with their representatives. We will have a design
resolution at PDP.
Park Planning
The park site will be considered as we look at the ditch improvements and stormwater needs.
Trans Planning
General Comments Site Plan
• There were no comments from the Traffic or Engineering department s regarding the proximity of
the local/Minor Arterial intersection north of County Road 52.
• The roadway network is designed as discussed in the Charette.
• The northern road connection lines up with the Serramonte intersections. The plans have been
modified to show this intersection.
• The northern roadway will be a connector.
• A good bicycle and pedestrian roadway will be provided within the site. This design will be
developed with the PDP.
• A total of five pedestrian crossings will be provided across the No 8 outlet ditch. Three of the
crossing will be on the vehicular bridges, two separate pedestrian crossings are provided to
complete to the pedestrian linkages to the property east of the No 8 Outlet Canal.

Engineering
Engineering issues have been revised on the plan.
1. Property lines and ditch locations have been clarified
2. The bridges have been labeled.
3. The vicinity map has been modified.
4. Pedestrian underpasses have been labeled.
5. Traffic issues have been addressed previously.
6. The alternative compliance request has been checked and modified.
7. Note 2 and 3 have been modified.
8. Note 9 and 10 have been added.

Lind Overall Development Plan File # 39-94A
Current Planning
1. The collector that runs southwest to the northeast will allow views to the mountains. All though
Longs Peak may not be in direct view, we believe there is potential for good mountain views to
the southwest and will maximize those views with the collector street alignment.
2. The collector does terminate at a neighborhood center; at this time we do not have a building
designed for the area or know if it will be a building or an open space area. We will keep this
design concept in mind as we consider the use of this parcel.
3. A polygon has been added and the correct terminology used for each Neighborhood Center.
4. The modifications to the Overall Development Plan have been made. A site survey has not been
completed thus the exact locations of the top of bank of the No 8 Outlet Ditch and the
improvements to the site have not been located. These items will be located on the PDP and
considered in the PDP design and integration.
5. A legend has been added to the plans.
6. The alternative compliance request has been modified to include the 300/800 spacing variation.
See attached letter.
7. Thanks for pointing the allowable maximums out. After further review we will keep the 5.81
dwellings per acre maximum.
8. Thank you for the comment on the Contiguity requirements.
9. Please see attached statement of planning objectives.
10. Please see attached review of neighborhood meeting.
11. Description of conflicts between landuses has been addressed in the statement of planning
objectives letter.
12. A revised development phasing schedule has been submitted.
13. HSG-2.5 has been removed from the planning objective statements. There are no plans for
subsidized housing within this development.
14. The attached narrative has been modified.
Advanced Planning
The neighborhood Center has been correctly labeled.
Historic Preservation
The demolition of the buildings on site would be inconsequential to the historic integrity of the
adjacent properties and surrounding area.
