College Avenue Fort Collins, CO 80521 Re: Lincoln Mixed Used Project ---Response to July 11, 2005 Staff Project Review Comments Dear Cameron, Enclosed are our responses to Staff Comments dated July 11, 2005: 49. New building elevations have been provided. 39. Landscape has been adjusted as requested. 40. Buffer transition to the east has been included to the extent possible. It should also be noted that the east side of the residential units are the garage side — non -viewing side of the townhouses with the view being to the open space, park and mountains to the west. Furthermore there is a large open space to the east that will either remain as open space or will have buildings fronting on the new aligned Lincoln, landscaping and parking screening and creating distance between our residential use and that probable office -warehouse use. Furthermore, the nature, design and architecture of the probable use to the east will be a transition between our project and the industrial as well as a mutual buffer both for our residential and the industrial. 29. See response immediately above. In addition, with regard to the uses and buffer to the north, the same considerations are relevant. There will be an open space parcel to the north between our project and the street. Also, again, the rear driveway -garage end of our building will be facing the street, whereas the front of our building will look out to the south and the west mountains. In addition, it should be noted that to the north is residential. And also, there is a residential to the immediate south.
