This is a residential project known as the Lincoln Park Project Development Plan. The request is to construct 166 residential units housed within 23 buildings and located at the northeast corner of Lincoln and Lemay Avenues. The buildings will be a maximum of three (3) stories, 38' high. The mix of unit types include 121 townhouses, 27 flats, 6 attached units and 12 carriage houses above garages. Access to the development will be provided through newly dedicated public streets and accommodates the future construction of realignments to Lemay and Lincoln Avenues. This proposed project is located on the northeast corner of Lincoln and Lemay Avenues, north and east of the Bank of Colorado. The property is zoned MMN — Medium Density Mixed Use Neighborhood in the City's Land Use Code. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
