LINCOLN - PDP - 40-94G - CORRESPONDENCE - STAFF'S PROJECT COMMENTS[6/21/05] The developer will need to coordinate power requirements and possibly locations for pad type electric transformers for the 3 large multi -family buildings on the southerly end of the project with Light & Power Engineering (221-6700). It is suggested that the electric to the garages be from the nearest multi- family building as a 'house meter'. This is typically the way developments install power to garages. The two Emergency Access Easements that need to be shown are between Buildings 22-23, then past Buildings 8-10, and east to Fitzgerald Drive. Also, a U-shaped EAE must be shown between Buildings 11-13, to Santiago Lane. These EAEs must be shown on the plat. [7/26/06] REQUIRED ACCESS: The site plan needs to be updated to show that the fire lane (Emergency Access Easement) is 24-30 feet wide, per the letter dated May 19, 2006, from Jon Prouty to PFA. The plan currently shows a 20-foot fire lane. The correct EAE also needs to be designated on the plat. For instance, the stationing specified where interim and ultimate improvements are distinguished in the plan view is almost 50 feet off from the profile view. Also, the inlet location in the plan view appears inconsistent with the low point specified in the profile view. Number: 164 Created: 6/15/2007 [6/15/07] Please consider extending the sidewalk shown along the south boundary of the emergency access out to Lemay, further east to intersect with Fitzgerald Drive. This sidewalk extension will provide a stronger linkage for the units within the Fitzgerald/Forbes circle out to Lemay and also provide a more direct linkage to the pool for the units on the west side of Fitzgerald. In this manner the north -south sidewalk design shown on the interim design could perhaps be left as it is and not have to change and curve west as shown in the ultimate site plan. As such, funds would not need to be collected at this time in order to realign the sidewalk design as an additional benefit. Topic: Plat Number: 159 Created: 6/15/2007 [6/15/07] As suggested by Technical Services in their comments, please consider converting Tract 3 into right-of-way. In this manner, it leaves the HOA out of needing to legally maintain the 12 square feet across Lincoln/International. There are scannability concerns (line over text) -- see redlines. 3. The plat needs to specify that Lincoln Avenue is the specified right-of-way dedicated for the leg of the intersection that continues southeast and International Boulevard if the specified right-of-way dedicated for the leg of the intersection that continues northeast. 4. See redlines for general text size and text lineweight concerns that affect scannability. 5. It may be worth providing language on the plat that the emergency access easement portion west of the realigned Lemay Avenue is to be vacated upon the construction and acceptance by the City of the new realigned Lemay Avenue. Topic: Landscape Plan Number: 156 Created: 6/15/2007 [6/15/07] The "Interim Street Landscape Plan" is not needed since all landscaping shown will be constructed in conjunction with the plan. Please show all landscape materials on one plan, including street trees installed along existing and proposed Lincoln and Lemay Avenue alignments. Four copies of the landscape plan set must be submitted no later than Wednesday, June 20th. The development agreement will need to include language clarifying that street trees planted along the existing street frontages will be removed in conjunction with future Lincoln and Lemay street realignment construction projects.
