RITE AID AT HORSETOOTH EAST BUSINESS PARK
(Pads B and C)
PROJECT DESCRIPTION
The Rite Aid Store proposed for Pads B and C of Horsetooth East Business Park is a retail
drugstore with 13,800 s.f of commercial retail floor space. Vehicular access is provided to the
site at two points. The first is a right-in/right-out access from Timberline Road via Elk Road.
The second is a full turn access from Automation Way via Elk Road. There is an existing
signalized intersection just to the northeast of the property at Timberline Road and Horsetooth
Road.
The Rite Aid site plan has been designed to facilitate the multi -modal aspects of the Fort Collins
transportation network, with special emphasis on pedestrian and bicycle connections from Fort
Collins High School to the northeast, and from the surrounding residential communities. The
existing Transfort bus stop along Timberline Road is proposed to be relocated a few feet to the
west of its existing location to accommodate a proposed new deceleration lane on Timberline
Road. In addition to pedestrian and bicycle connections from destinations external to the site,
internal connections have been designed to form safe, convenient pedestrian, vehicular and bicycle
connections among the various uses of Horsetooth East Business Park.
All roadway improvements, perimeter sidewalks and bus stop relocation are proposed by others
and will be constructed prior to the development of the Rite Aid lot.
