The water service must remain the some size from the main to a point 5 feet downstream of the meter. Show and label the curbstop as well as the meter pit. Curbstop must be with in 2 feet of the meter pit. Is the existing curb stop to be relocated? Curbstops and meter pits are not permitted in hard surfaces (Le sidewalks, drives, etc.). Building bays are to be a maximum of 30 feet, which must include columns, ribs or similar vertical elements to visually break the building mass. The roof cornice will need to have a bigger presence on the building. Number: 38 Created: 12/23/2003 (12/23/03) The revised site plan has the building located next to Automation and Horsetooth Roads. This is the ideal location for the building. The setback adjacent to Automation Way is a maximum of 15 feet. A modification will need to be pursued for this setback. Perhaps the building addition could be located on the east side of the building. Number: 37 Created: 12/18/2003 (12/18/03) The following is a request, NOT A REQUIREMENT: The city anticipates that a right turn lane will be constructed on Horsetooth for vehicles heading south on Timberline sometime in the future. The design of this right turn lane could easily result in a portion of the turn lane being constructed on this property, and the city would appreciate any additional dedication of Right - of -Way from this property owner to accommodate this future turn lane. The city would also appreciate the configuration of the site so as not to conflict with the construction and ROW acquisition for this turn lane in the future if extra ROW for the turn lane is not going to be dedicated with this project.
