Department: Water Wastewater Issue Contact: Jeff Hill Topic: Utility Plans Number: 20 Created: 12/15/2003 [2/24/04] Why is the existing curb stop being relocated? Provide a detail of the relocation procedures for the existing curb stop. Maintain a 10-foot minimum separation between the water/sewer lines and light poles, entry signs, etc. Correctly show and label all existing water and sewer lines within this site as well as adjacent to this site (see attached utility plans for adjacent development). [12/15/03] Provide all appropriate City of Fort Collins standard details. Number: 21 [2/24/04] Created: 12/15/2003 [2/18/04] Building is still more than 15' from Automation. I don't believe the "future expansion" being shown to the build -to -line complies, but this is OK if project.planner determines that one of the exceptions is met. [12/4/03] Build to line standard on corner lot requires compliance with Sec. 3.5.3(B)(1)(a) to (C), which requires setback of between 10' and 25' from Horsetooth lot line, and a maximum setback of 15' from Automation lot line. The Horsetooth setback is ok, but the Automation is not. Department: Engineering Issue Contact: Katie Moore Topic: General Number: 14 Created: 12/10/2003 [2/17/04] Please also see redlined utility plan checklist for additional comments. [12/10/03] Please see redlines for any additional comments. Number: 41 Created: 2/17/2004 [2/17/04] It appears that some construction of curb and gutter and pavement is proposed on the property to the east. An offsite easement will be needed for this. Please provide a letter of intent from the adjacent property owner for the easement prior to public hearing, and the actual easement with final compliance. Number: 43 Created: 2/24/2004 [2/24/04] The quality of the site and landscape plans needs to be brought up to standards. Some of the printing is very difficult to read, and having so much information on a plan this size makes the information difficult to decipher. Please simplify the plans or increase the scale at which they are shown.
