On Horsetooth, between Stanford and JFK Parkway, there are 4 "big box" office buildings with for lease signs and vacancies. Traffic. Currently, it is almost impossible to exit Automation Way and make a left turn to go west on Horsetooth during work hours. Putting more office buildings on Automation Way will only exasperate the problem. Environment. The corner bounded by Timberline, Horsetooth, and Automation Way has long been a favorite resting place for Canadian geese during their long migration. Unfortunately, each quadrant of this corner has been developed except for one (the one under review). If you develop this area, the geese will be forced to rest and nest on the lawns of nearby businesses ... something that business owners and employees complain about ... but what else can the geese do? Collins. I have noticed the "Development Proposal Under Review" sign on the southeast corner of Automation Way and Horsetooth (for Dales Carpet One), and I would like to oppose the proposal. I have walked past this corner on my way to work for 6 years, and am very familiar with the past and current development in the area. As such, I urge you NOT to approve the development. Here are my primary reasons: Existing vacancies Traffic Environment I will now explain each reason. Existing vacancies. There are too many "big box" office buildings in the area that are vacant or semi -vacant. Why build any more until the existing ones are full? Here are some examples of vacant and semi -vacant office buildings within a 1.5 mile radius of the proposed development area: * The Rite -Aid building on the southwest corner of Horsetooth and Timberline has remained vacant for almost 5 years - it has NEVER been occupied - why not put the Carpet Store there? * 3702 Automation Way (next door to the proposed development area) has a for lease sign and vacancies. * At the south end of Automation Way, the "Office Condos on the Fairway" development has a for lease signs and vacancies.
