One wall mounted sign is also planned at the building entrance. DEVELOPMENT SCHEDULE Construction of this facility is planned to start spring of 2004, with occupancy in fall of 2004. v N/A 3.4.9. PROMOTION OF CONSERVATION Xeriscape landscaping is used. DIVISION 3.5 BUILDING STANDARDS The primary facades face the streets, Automation Way and Horsetooth Road. All four (4) of the building walls will have Exterior Insulation and Finish System (EIFS) and stone, deep recesses for the display windows with metal awnings for shade. At the showroom/office area, a single pitched standing seam metal roof will be used with parapets to conceal HVAC equipment. There is a clerestory skylight in the center of the display area to provide natural light. The walls will have a stone base with EIFS above that. Aluminum storefront window system is planned. The warehouse area will have a stone and Eifs exterior treatment that is integral with the display area. This building will be one story and will fit into the neighborhood very well. The adjacent buildings to the west and east are one story with brick veneer, EIFS, aluminum storefront glass, flat roofs and parapets. Refuse areas and mechanical equipment will be screened. DIVISION 3.6 TRANSPORTATION AND CIRCULATION The existing curb cut from Automation way will be used with a new East curb cut to the existing shared private drive of this project and the Rite -Aid that exits onto vacated Elk Ridge Road. DIVISION 3.7 COMPACT URBAN GROWTH STANDARDS The city traffic engineer indicated a traffic study would not be required. Adequate water, sewer and electrical service exists at the site. Storm drainage report is included with this submittal. DIVISION 3.8 SUPPLEMENTARY REGULATIONS Signs Sidewalks exist along Automation Way, the vacated Elk Road and Horsetooth road. No other off site improvements are planned. 3.3.3. WATER HAZARDS None 3.3.4. HAZARDS None DIVISION 3.4 ENVIRONMENTAL, NATURAL AREA, RECREATION AND CULTURAL RESOURCE PROTECTION STANDARDS 3.4.1. NATURAL HABITATS AND FEATHERS This lot is not located near any wetlands or natural areas. 3.4.2. AIR QUALITY No noxious, toxic or corrosive particles created. 3.4.3. WATER QUALITY Storm water and water quality are addressed in the enclosed storm drainage report. 3.4.4. NOISE AND VIBRATION None created. 3.4.5. HAZARDOUS MATERIALS No hazardous materials are stored here. 3.4.6. GLARE OR HEAT Exterior lighting shall be cut off at property lines. No other glare or heat should affect neighbors. 3.4.7. HISTORIC AND CULTURAL RESOURCES N/A 3.4.8. PARKS AND TRAILS ■I� Landscaping plan is included and is based upon 3.2.1. 6% interior landscaping is provided at the parking areas with less than 15 stalls between landscape islands. 3.2.2. ACCESS, CIRCULATION AND PARKING Existing sidewalks are along Automation Way and Horsetooth Road, a 6' raised sidewalk will continue through the driveways. Twenty three (23) standard parking places are provided plus one (1) handicapped stall. Two (2) bicycle parking spaces are provided near the front entrance. Parking is provided internal to the West side of the building.. Maximum parking is based upon the following uses: General retail 4/1,000 = 9872/1000 x 4 = 39.49 Warehouse 2/1,000 = 6834/1000 x 2 = 13.69 Maximum stalls = 53 Provided = 24 Number of employees currently = 10 Additional future employees = 2 12 Visitors = 2 14 stalls The parking lot is held back 12' from Automation Way R.O.W. and 63' from Horsetooth Road R.O.W.. 3.2.3. SOLAR ACCESS, ORIENTATION, SHADING Showroom/Office space is oriented to the north, east and west with windows. This area also has deep recessed roof overhangs and awnings for summer shading. 3.2.4. The lot is zoned Employment District (E) and the building use will be show room with associated office space and distribution warehouse. This is a permitted use in this district subject to Type II review. The proposed building is a one story, 16,706 s.f. Dale's Carpet One is a flooring distribution facility serving the design and construction industry. Bicycle parking is provided, sidewalks are continued. The building will have a single pitched metal roof over the showroom/office area with parapet walls to conceal the single pitch and HVAC units. There will be a double - pitched metal roof over the warehouse area. A stone base will also be used with a repetitive column facade recessed display windows, identity tower at the corner and metal awnings over the recessed display windows. The nearest fire station is located one (1/2) mile to the north. Existing water, sewer, gas and electric services exists at the site. The building design will have the main entrance face west onto Automation Way with pedestrian access from the sidewalk along Horsetooth Road.
