The site shall be accessible to persons with disabilities in
accordance with Uniform Building Code Section 3103 and UBC Appendix
Section 3106. Provide designated and marked accessible routes
between buildings and the public way and accessible parking and the
buildings. Provide parking and signs per Appendix Section 3107.
Items needed for building permit submittal are two copies of the
following:
1. Information from the manufacturer of the modular unit
stating snow loads and floor loads used in the design of
the unit.
2. Structural foundation drawings bearing the seal and
signature of a registered Colorado engineer.
3. Design drawings for the tie -down system bearing the
seal of a Colorado registered engineer and stating that
the system will withstand 100 mph wind loads.
4. Construction drawings for a handicapped access ramp
and landings showing compliance with Section 3307, 1991
Uniform Building Code. The design shown on the submitted
drawings does not conform to the UBC requirements.

STANDARD LANGUAGE FOR DEDICATION STATEMENTS
ON PLATS .
Containing acres or square feet more or less
that the undersigned have caused the above described land to be
surveyed and subdivided into lots, tracts, and streets as shown on
this plat -to be known as and is subject to all
easements and rights -of -way now on record or existing or indicated
on this plat and does hereby dedicate and convey to and for public
use, forever, the streets and easements as laid out and designated
on this plat, provided however that: 1) acceptance by the City of
this dedication of easements does not impose upon the City a duty
to maintain the easements so dedicated, and 2) acceptance by the
City of this dedication of streets does not impose upon .the City
a duty to maintain the streets so dedicated until such time as the
streets are inspected and accepted by the City Engineer. All
maintenance of the above described streets shall be performed by
the undersigned (and his/her successors in interest) until such
time as the City assumes such maintenance.

The next step in this minor subdivision process is for you to
respond to these comments, as well as any additional comments from
Transportation, Stormwater and Engineering. Your response will
need to include revised plans. Once the revisions are received and
reviewed, a public hearing will be scheduled.

7. Control monuments (2) and outerboundary monuments must be
described.
8. Graphic curve data must be shown on the subdivision plat.
9. The basis of bearings in the West line of the NW 1/4 will
require another control monument to be shown.
10. The legal description starts at the northeast corner of the
section. This should be redone to start at the northwest
corner.
11. The southwest corner of Horsetooth and Mitchell should be
shown as a curve on the plat as it is shown on the site plan
and include dedication of the curvature.
12. The building floor area is limited to 2,742 square feet on a
lot this size.
13. Since the gross parking area exceeds 4,500 square feet, a
landscaped island(s) must be provided to meet the Code
requirement that 6% of the interior area be landscaped.
14. The'15' grass strip to the south and west of the lot is only
required to be 5' wide. However, it must contain trees,
shrubs and berming. The installation of plant material in
this area could be guaranteed by escrow or letter of credit
until the time the permanent structure is constructed provided
the construction occurs by spring of 1995. Otherwise, this
area must be planted.
15. A handicap parking stall and a bicycle rack are required.
16. The combination of trees, shrubs and berming must block a 20%
cross section view of the parking area during the winter which
may require additional landscape materials. This applies to
the landscape areas adjacent to Horsetooth Road and Mitchell
Drive.
17. Please see the attached comments from Building Inspection.
18. Please see the attached drawing from Tim Buchanan, City
Forester, for suggested changes.
19. Transportation, Stormwater and Engineering comments will be
mailed under separate cover.

Dear Mr. Lutkin:
Staff has reviewed the Minor Subdivision application for the First
Choice Bank of Bank of Fort Collins and have the following
comments:
1. Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available. US West will provide telephone service
in accordance with the rates and tariffs on file with the
Colorado Public Utilities Commission.
2. The owner is responsible for provision of all conduit, ditch
and street crossings for telephone facilities within the
project and the owner provides terminal room space (usually
4'x 4') and power for the main terminal at one building,.
generally in a janitors' closet or utility room. The owner's
vendor provides all facilities beyond the main terminal.
Contact the US West engineer for conduit specifications for
the main telephone entrance cable.
3. Any relocation of existing telephone facilities required by
these plans will be paid for by the developer.
4. The Public Service Company of Colorado (PSCo) does not
anticipate any conflicts between this development and their
existing high pressure transmission natural gas pipeline
located within the southerly portion of Horsetooth Road,
running in an east/west direction. However, this response is
relative only to the high pressure natural gas facilities
owned by PSCo. You need to verify the lack of conflict with
PSCo electric transmission, distribution gas and distribution
electric. PSCo reminds you that all existing utilities should
be located before beginning construction.
5. The dedication statement is inaccurate. Please refer to the
attached standard dedication language.
6. The lot must be called a lot and include its area.
