Be sure that it is accessible from one side (within ten feet) of an asphalt or concrete surface. Also be sure that it is totally screened from Timberline Road. 2. On General Note number six, it may be desirable to match the existing light fixtures as on the other two buildings, unless an upgrade is being considered. 3. As you are aware, lube shops have just recently been added to be allowed within a convenience shopping center. This addition represents a significant broadening of the auto -related uses in these centers which are intended to be in close proximity to neighborhoods. In order to make this convenience center as attractive as possible, please add the landscape materials shown on the redlined Landscape Plan. 4. The architectural elevations look very good. The building will complement the other two existing buildings within the center. Please call out the materials and color and note that the base must be distinct from the middle. Be sure and return all of your redlined plans when you re -submit. "Carriage Auto Service Shop" isn't adequate. The defined term for the proposed use is "Vehicle minor repair, servicing and maintenance", and specifically what they are proposing is lubrication servicing. Topic: Erosion/Sediment Control Number: 37. Created: 8/13/2003 1. Your report speaks of only disturbing a small center portion of the site during grading while the "outlying land" will remain undisturbed. It would appear from the plan that almost the entire site must be graded to accomplish the work, and there.is nothing on the plan itself to indicate to the contractors that they can only grade the small center part of the site. Please clarify. 2. 'It would appear that the existing swale is not to be disturbed except for the addition of a concrete pan? If so, and if there is no regarding work to be done east of the swale, why would there be a need for silt fencing along the east side of the site. Make sure the downstream end of the swale will not allow any sediment transport to the south. 3. Your note # 12 under Grading and Erosion Control Notes states that all areas disturbed by construction are to be re -seeded "as described in the Grading and Erosion Control Notes". What notes would this be? Any planned reseeding/mulching areas should be noted on the plan. There are no anticipated problems with the use in the Horsetooth Business Park and trip generation is minimal. The access of right- in/right-out off of Timberline is not only accepted but preferred. Draw meter pit to scale. Meter pit may not be located within 4 feet of a permanent structure (i.e. building, signage, etc.). Street trees will need to maintain minimum clearances to streetlights. 15-feet from ornamental trees and 40-ft from shade trees. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute at a residual pressure of 20 psi. 1997 UFC 901.2.2.2 NOTE: Please submit print indicating location of fire hydrants. . Number: 29 Created: 8/5/2003 HAZARDOUS MATERIALS: Thank you for submitting your Hazardous Materials Impact Analysis report however, several items need to be addressed, 1) Please submit a site plan indicating the location and arrangement of the above ground storage tanks in the pit area. 2) In answering question #3 of the HMIA you indicated that "Tanks are stored in an open area so that visual inspection can occur daily and any abnormalities noted. Any discard would also be contained within a defined area without migration off site." Please explain further the difference between the open area and a defined area. An area where this can take place is at the downstream end of the swale. A concrete weir with a vertical orifice plate on the side is an option. Number: 38 Created: 8/13/2003 Please clarify how the new ROW on Timberline was calculated. This development is responsible for a total of 70.5' of ROW, measured from the centerline of Timberline Road. The new ROW and easements should be clearly shown on all plan sheets, with dimensions for existing and proposed ROW labeled. Please show and label the centerline of Timberline on the overall utility plan. Number: 39 Created: 8/13/2003 Please use ghosted or alternate -weight lines for all existing features. It appears as though the office building to the west is included in this project. Number: 40 Created: 8/13/2003 Elk Road no longer exists, it is simply a private drive which is not allowed to be named. Please remove the name "Elk Road" from the plans. These two areas don't seem to match up on the utility plans and the site and landscape plans. .
