• The crosswalk on the access road has been coordinated with the Rite -Aid site.
■ Sidewalk connection from the Carriage Wash to the north is accommodated by the
walk, which leads pedestrians along the east side of the Pad G building, then across
the street at the enhanced crosswalk. The intent is to minimize the interaction
between vehicles and pedestrians, and offer pedestrians a more protected and
aesthetically pleasing route.
These revised plans address the review comments and red -lines received from Staff. Please
forward any final comments on the revisions to me as soon as possible.

Landscape Plan. Maintenance will be the responsibility of the City upon acceptance
of the improvements.
Site Plan
■ All improvements planned for this development are shown on the plans.
■ The walk along Timberline is indicated as a 6 to 7 foot wide walk, with an 8-foot
parkway.
■ Landscaping in the medians has been addressed on the Landscape Plan.
■ All engineering issues will be addressed by Northern Engineering.
5. Transportation Planning Department
General comments/questions:
■ Pedestrian flow has been expanded in accordance with the red -lined plans and
comments, where practical. Striped crosswalks have been added at the western
access and at the intersection in the northwest corner. Also, see "Pedestrian and
Vehicular Circulation" diagram on Sheet 2.
• A "flush" crosswalk is a specifically designated pedestrian crossing that is not raised
above the surrounding grades, but may have such enhancements as colored
materials and/or be textured (i.e., stamped concrete). This was done on the access
road to strengthen the primary pedestrian circulation system
■ The six-foot wide, on -street bicycle lane transitions into the existing lane
configuration — see "Pedestrian and Vehicular Circulation" diagram on Sheet 2 and
the Utility Plans prepared by Northern Engineering for more detailed plans.
■ The continuous north -south pedestrian connection between Rite -Aid and the
carwash and convenience store is illustrated on the Pedestrian and Vehicular
Circulation System diagram on Sheet 2.
Red -line comments:
• Striping has been added to crosswalks, where appropriate
■ An additional bike rack has been added at the eastern entrance.
6. Mapping/Drafting Department
■ All engineering and plat issues are being addressed by Northern Engineering.
7. Planning Division
General comments/questions:
• All pedestrian connections were reviewed for coordination with surrounding
developments and appropriate revisions made.
Red -line comments:
• The bicycle lane transition along Timberline Road is now shown on the plans. Also,
see the Utility Plans for more specific information regarding this issue
• The walk along the access road will remain attached to provide consistency through
the development. It was illustrated as attached throughout the preliminary approval
process.

Please find enclosed the requested copies of revised Final Compliance Plans for the Second
Filing of Horsetooth East. The following revisions have been made based upon comments
received on August 24`h from City Staff:
1. Zoning Department
a. The north side building entrance is recessed for protection from inclement weather.
b. A ramp has been added near the northwestern handicap parking space.
c. The trash enclosure detail is included on the plans.
2. Stormwater Utility
■ All engineering issues will be addressed by Northern Engineering.
3. Water/Wastewater Department
b. Water and sewer lines are shown on the landscape plans, with separation distances
noted.
c. The landscape design has been coordinated with the civil engineering design to
avoid conflicts.
■ All engineering issues will be addressed by Northern Engineering.
4. Engineering Department
General comments/questions:
■ Off -site street improvements are included on the Site Plan.
■ Easements will be addressed by Northern Engineering and the owner/applicant.
■ We believe a traffic study accounting for the impact of Rite -Aid should be submitted
with that project.
■ The attached sidewalk along Automation Way has been modified to be 5 feet wide.
■ The width of the Timberline Road sidewalk is 6-7 feet and is so labeled on the plans.
■ Construction information regarding the median will be addressed in the utility plans
prepared by Northern Engineering. The median has been included on the
