4. A copy of the comments received from Sheri Wamhoff of the Engineering
Department is attached to this letter. Red -lined plans, with additional
comments, are being forwarded to the applicant. Please contact Sheri, at
221-6750, if you have questions about her comments.
The following comments and concerns were expressed at Staff Review on
November 18, 1998:
Engineering
5. Off -site construction, drainage, and access easements are needed on the
properties to the south and east. The easements must be submitted to
the City by December 9, 1998 to be able to be scheduled for the
January 21, 1999 Planning and Zoning Board public hearing.
Planning
6. The current (latest) layout for the Rite -Aid site, to the northeast, should
be shown on the Site and Landscape Plans for this project.
7. Provide a vicinity map, with street names, for the Planning and Zoning
Board's benefit.
8. Additional Planning comments are on red -lined plans that are being
forwarded to the applicant.
This completes the staff comments at this time. Additional comments will be
forthcoming as they are received from City departments and outside reviewing
agencies.
Under the development review process and schedule there is no revision date
mandated by the City. The amount of time spent on revisions is up to the
applicant. Upon receipt, the revisions will be routed to the appropriate City
departments and outside reviewing agencies, with their comments due to the
project planner no later than the third weekly staff review meeting (Wednesday
mornings) following receipt of the revisions. At this staff review meeting the
item will be discussed and it will be determined if the project is ready to go to
the Planning and Zoning Board for a decision. If so, will be scheduled for the
nearest Board hearing date with an opening on the agenda.

Dear Kimberly,
Staff has reviewed your revision documents for the Horsetooth East Business
Park PUD, Second Filing - Final that were resubmitted to the City on
November 3, 1998, and would like to offer the following comments:
Jenny Nuckols and Gary Lopez of the Zoning Department offered the
following comments:
a. Where are the light poles in this development? Is there a separate
lighting plan?
b. There may be a vehicle/line of sight conflict and potential hazard
with one or two vehicle spaces located in the row of four spaces in
the northwest corner of the site. Vehicles backing out of the two
spaces closest to the shared roadway may not see vehicles pulling
into the parking lot.
