of only five percent of the entire storefront which may be considered a
significant improvement to the amount of red which would have been present on
the canopy. The actual tone of the color red as presented is a corporate
trademark of Diamond Shamrock and as a result is non-negotiable by the
applicant.
3. Eliminate decal stripes on pilasters of c-store and car wash.
The decal stripes also provide continued accent around the pilasters of the c-
store and car wash buildings.
4. Eliminate any lighting along the exterior of the building.
Elimination of lighting around the building creates significant safety and security
concerns for pedestrians around the building. The proposed illumination consists
of soffit lighting hidden behind the synthetic white stucco fascia. This
illumination will be similar to that built at Timberline and Milestone, where the
applicant is currently working with the Planning Dept. to alleviate an adjacent
homeowner's concern. The applicant would like to propose a similar lighting
system at this site which will match the resulted design of the resolution when
completed at Timberline and Milestone.

Dear Mr. Ludwig:
Pursuant to our conversation the other day, I have provided the following for your use:

► 8 sets of Revised Plans reflecting your comments
► Original copy of Variance Request to Point Chart
All comments received from you over the phone last week have been reflected on the
revised plans. Since comments were received from the Engineering Department on
Friday, I have not been able to modify the plans per their comments yet. After review
of the comments, I don't foresee any issues that would not be capable of being
resolved.
Regarding the revisions to the architectural elevations, I would like to offer the
following comments that were originally expressed from the planning staff and address
each:
Change canopy color from white to red.
Since it is our understanding that staff would prefer a muted tone color, the
applicant has offered to revise the canopy color to a light gray. The reveal under
the canopy will remain red. This color combination will still provide a similar
relationship between the canopy and the other buildings on site.
2. Modify fascia panel on buildings from red to gray.
The red fascia panels on the c-store and car wash buildings provide a direct
relationship to the reveal present on the canopy and encourage an overall theme
of accent color within the property. It is our understanding that staff is
concerned with the impact of red. The applicant feels that this red accent on
the buildings will provide significantly less impact than the originally requested
red canopy. The red accents used on the convenience store elevation consist
