This is a request to create one new lot out of the existing property owned by James A. Newton and Diane Newton located at 1516 W Vine Drive. (Please see map on reverse.) The purpose of the subdivision is to allow a legal lot for a new single-family detached home. As proposed, the lot would be 63,000 square feet and front on W Vine Drive. The property is currently being annexed and zoned into the City of Fort Collins and will be designated Urban Estate (UE) which requires that platted lots be no less than 21,780 square feet. Please note that a decision on this project cannot be made until the property fully annexed by the City of Fort Collins (September 29, 2017). This one -lot subdivision is being processed per Section 2.18 of the Land Use Code as a Minor Subdivision because only one new lot is being created. Section 2.18 allows this request to be considered by the Planning Director administratively versus a public hearing. Prior to consideration by the Planning Director, there will be a two -week open comment period during which comments can be provided to the Planning Services Department. This open comment period will be: 8:00 a.m., Monday, August 21, 2017 through 5:00 p.m., Monday, September 14, 2017 Written comments may be delivered to the Planning Services Department located at 281 North College Avenue, Fort Collins, CO 80521. Or, Written comments may be mailed to Planning Services, City of Fort Collins, P.O. Box 580, Fort Collins, CO 80522. Or, Electronic comments may be sent to kkleer(a)fc og v.com. As mentioned, there will be no public hearing. At the close of the public comment period, the Planning Director shall issue a written decision to approve, approve with conditions or deny the development application based on compliance with the applicable standards.
