flow concentration points.
A drainage easement is required for the detention facility. Please show this easement on the
plat.
The half street of Horsetooth Rd. must be included in basin calculations.
Please design and provide a profile for an emergency spillway for the detention facility.
Please describe the path of the overflow from the spillway. How much excess flow can
Horsetooth Road handle?
Please provide calculations showing how the release rate of .15 cfs was determined.
The mass balance calculations for the required pond volume using a two inch orifice shows
a required volume of larger than the pond volume provided on site. Please account for the
difference between the required and provided volumes.
Please remove all mass balance calculations from the drainage plans. Simply have a
detention pond summary table stating provided volume, required volume, WSEL, release
rate, and spillway elevation.
Even though the ditch company previously signed for the box culvert, please provide the
ditch company signature for the design of this site.

The letter provided states that there will be no downstream effects due the development of
this site because on -site detention is provided. However, the developed runoff from this
site will increase the volume of water at the intersection of Landings Dr. and Horsetooth.
Flooding already occurs at this intersection, so please analyze the impact of this additional
volume of water. A variance may need to be requested. Should a storm sewer be installed
to Warren Lake?
Detention ponds that are also parking lots must have a maximum depth less than 1.5 ft.
Please design so that this will not happen in the parking area
Please provide a drainage summary table, on the drainage study, showing basin sizes, runoff
coefficients Q2, and Q 100.

13. While not related to the minor subdivision plat, a comment was received
from Light and Power that noted that the sanitary sewer should not be
located under the electric distribution system including the transformer.
They suggested that you consider trading locations for the trash and
transformer. Coordination with Light and Power will also be needed for
the relocation of electrical facilities.
I will be coordinating the scheduling of the public hearing for the minor subdivision with
Engineering. I will notify you once a hearing date has been selected. In the mean

Dear Maurice:
Staff has reviewed the Minor Subdivision application for the First Choice Bank -
Permanent Facility and offer the following comments:
1. Public Service Company will require a six inch sleeve in the bridge for a
future gas line.
2. No trees are to be planted within four feet of any gas lines.
3. The title of the subdivision plat duplicates that of the temporary facility.
The current application needs to be renamed. Likewise, the "subtitle"
also needs to be changed.
4. A lot number and square footage need to be shown on the plat.
5. The Point of Beginning is not Lot 1. As described on the plat, it includes
the right-of-ways for both East Horsetooth Road and Mitchell Drive.
6. All monuments found or set must be described.
7. The utility easement near the corner of Mitchell Drive and East
Horsetooth Road should be curved to match the boundary of the lot.
8. Curve C1 is not shown.
10. The legal description should be changed to be consistent with the most
recent replat of this property. .
