As a result of the building re -orientation, loading areas, pedestrian circulation internal to
the site and connections to other portions of the business park, and the access from the
private drive to the south of the third filing have all been reconfigured, incorporating City
comments wherever and whenever they still applied.
2. Zoning Department:
a. Bike rack has been located at newly created pedestrian plaza off the northeast corner
of the building.
b. Completed.
c. A separate sign permit package will be submitted for approval. All signs shall be
designed and built in accordance with the Sign Code.
d. Completed.
e. Right of Way will already be vacated prior to these plans by separate Ordinance. The
drive to the South of the Third Filing is a proposed private drive.
f. Queuing spaces are design to handle to maximum projected use at peak time of 3-4
cars per hour. The confusing intersection has been reconfigured as a part of the overall
site reconfiguration.
g. Loading area has moved and changed form and size. More screening has been added.

RE: Response Comments- Rite Aid at Horsetooth East Business Park
Dear Mike:
CLC Associates, Inc. has reviewed your red -line comments and written comments for the
Horsetooth East Business Park PUD, 3rd Filing (Rite Aid), that were received on July 6,
1998 and offers the following response comments:
1. General:
Several City comments referring to the orientation of the building and the excess parking
provided on -site were repeated through the written and plan comments by several
departments. Once these two issues were changed on our revised submittal, many of the
other related comments no longer apply.
As you will notice on the new submittal we have re -oriented the building on the site,
pushing the footprint to the far east side of the site along Timberline, leaving only a 15'
utility easement between the building and the dedicated R.O.W. This has created a
pedestrian access that does not cross a paved surface, linking the building access to the
perimeter sidewalk of the business park. In addition, the building is no longer surrounded
by pavement on four sides. A pedestrian plaza area has been added on the northeast
comer of the building which includes enhanced architectural treatment on the building
facade, a bike rack, a bench, wider pavement area for congregation and landscape
elements to provide some shade relief.
The area which was previously parking has been reduced dramatically in size, thus
increasing the amount of on -site landscape area. Parking spaces have been reduced from
93 parking spaces at a ratio of 6.7 spaces per 1,000 s.f., to 58 spaces at a ratio of 4.2
spaces per 1,000 s.f. The reduction of parking coupled with the re -orientation of the
building has eliminated an entire access drive that was previously east of the building.
Where previously there were parking spaces, new proposed landscape islands, wider
landscape islands and a new pedestrian connection from Horsetooth has been added to
further enhance the site.
