Please label the depths of these elements on the building elevations. S. The columns / arches and diamond shaped windows on the west building elevation need to symmetrically relate to each other. Staff suggests the elimination of the diamond windows within the arches and shifting the middle three windows and one of the arches. t. Please specify that the asphalt shingles will be high -profile, heavy dimensional, Class A fiberglass shingles. U. The trash enclosure must be fully enclosed and gated. Elevations of all sides of the enclosure must be provided. Specific enclosure materials and colors must be listed. Shrubs are needed around the sides and back of the enclosure. V. Please provide a detail (elevation) and cross sections of the retaining wall / screen wall as it relates to the sidewalk and detention pond. shrubs may be needed between the wall and the sidewalk. W. Please add the name of the project "Horsetooth East Business Park 3rd Filing (Rite Aid) Final PUD" to the top of each sheet in the plan set. X. The maximum lighting levels on the Lighting Plan should not exceed 10 foot- candles at any single point. Photometric lighting levels must be shown 20 feet beyond all property lines (not just to the perimeter of the parking lot). The maximum lighting levels 20-feet beyond the property lines should not exceed 0.1 foot-candles. Y. The landscape islands in the parking lot do not appear to extend the entire length of the parking stalls. The stalls are 19 feet deep and the islands appear to be 17 feet. Please extend the islands to 19 feet where the parking stalls are 19 feet. Z. Please label adjacent development as the "proposed Horsetooth East Business Park 2nd Filing". aa. Please connect trees and shrubs (with a leader line) that are referenced by the same species / quantity label on the Landscape Plan. ab. It appears that lights and / or roof drains are shown on the building elevations. Please label on these on the elevations. Height of both? Distance from sidewalk? Does the area behind the wall slope toward the wall or the access drive? Place a note on the Landscape plan in regards to the tree placement on Timberline. The deciduous trees along Timberline shall be placed 12 feet east of the property line where this does not interfere with the sidewalk. Show the patterned concrete crosswalk on the Utility plans and provide a detail of these. See plans for additional comments. As noted before these plans can not be filed until the plans for Horsetooth BP, 2 filing have been filed, as the improvements necessary for this site are being shown with that plan set. Locations of all utilities shall be verified in the field prior to planting. As previously requested, please revise Note #10 as per the attached redline (delete the second sentence) h. As previously requested, please add zone districts to the vicinity map. Please move the vicinity map to Sheet 1 of the plan set. i. As previously requested, please dimension the widths of all sidewalks (see sidewalk on north side of building and sidewalk from west edge of parking lot to the entry plaza). j. The parking stalls on the north side of the building need to be 19 feet deep. If they are 17 feet the two -foot vehicle overhang will jeopardize the proposed trees in the walk. k. There needs to be a 15-foot wide landscape strip along Horsetooth Road between the back of the walk and the edge of the parking lot. Over half of the additional landscape area can be gained by reducing the drive aisle widths to 24-feet as previously requested. The middle parking stalls could be reduced to 17 feet as the vehicle overhang of the two rows would still leave a 6-foot wide area where trees would be undisturbed. As previously requested, please specify the species and diameter of all existing trees on the site that are proposed to remain or be removed. M. Please add the attached landscape notes (those circled in red) to the Landscape Notes on Sheet 3 of 6. n. Please delete the date (7/21/98) of the Horsetooth East Business Park 2nd filing utility plans from the note on the Site Plan. The utility plans have not been approved. The Rite -Aid proposal cannot be scheduled for a P&Z Hearing until the Horsetooth Business Park 2nd Filing is scheduled for a P & Z Hearing (if they are on the same agenda, the 2nd Filing must be approved first). The Rite -Aid plans cannot be recorded until after the Horsetooth East Business Park 2nd Filing plans are recorded. o. As previously requested, please add two trees at the northwest corner of the building. All parking lot islands must have a tree. P. The landscape notes are jumbled. Orchard Road, #2000 Englewood, CO 80111 Dear Robin, Staff has reviewed your documents for the Horsetooth East Business Park PUD, 3rd Filing (Rite Aid), that were submitted on October 15, 1998 and offers the following comments: 1. The Current Planning Department stated the following: a. A redlined set of the Plat, Site Plan, Landscape Plan, Building Elevations, and Lighting Plan is attached. Please return the redlined set with plan revisions. b. As previously requested by the Zoning Department, please locate the bike rack near the building entrance (without impeding pedestrian circulation). This can be achieved by reducing the length of the foundation plantings on the north side of the building to accommodate the bike rack. C. Please provide a building material/color sample board. Please delete "deep blue" elements from the building elevations (trim, windows, spandrel glass, etc). d. Numerous off -site easements are needed for grading and access. Please submit all easements in a form acceptable to the City of Fort Collins. A public hearing will not be scheduled until these easements are submitted. e. Please leave the year information in the Ownership Statement, Notary Certification and Planning Certification blank as there is no guarantee that the proposed project will be approved in 1998. f. As previously requested, General Note #7 indicates that rooftop mechanical equipment will be screened with a metal decking structure. Please incorporate the screening of the mechanical equipment into the building's architecture without the use of metal decking structures.
