Continuing efforts with the neighboring property owner are
needed to negotiate the use of the entire opening.
9. Regrading of the driveway and the parking lot to the north
will be required due to the grade differential of the
existing drive.
10. The property is located in the Spring Creek Basin.
Stormwater development fees are $2,175.00 per acre for any
increase in impervious surface.
11. An erosion control plan will be required.
12. A drainage report will be required to address the drainage
patterns on the site based on the proposed changes like the
regrading to the north.

SUSJECT: Mini Mart at Elizabeth and Shields Streets
LAND USE: Relocated 1,176 square foot convenience store and
relocated gas pumps and canopy
COI NTS :
1. The property is zoned BL, Limited Business. The project
will need to be processed either as a Planned Unit
Development or a change to a nonconforming use.
2. If construction occurs closer than ten feet to any property
line, the walls,must be one hour fire construction with a
30" parapet and no openings.
3. Existing power to the site includes a 122 40 volt 3 phase
Delta Bank. With improvements to the site, Light and Power
may consider bringing in a 120 208 volt system. Once your
power requirements have been determined, you should
coordinate with Light and Power. Any service improvements
to the site are the requirements of the property owner.
Easements may be required depending on the location of the
transformer.
4. Water and sewer mains are located in both Shields and
Elizabeth Streets. There is also existing service to the
existing buildings. If this service is abandoned, it must
be abandoned at the main.
5. The property owner will be required to install the necessary
technology for stage 1 vapor recovery from the gasoline
supply trucks.
6. There are potential transportation conflicts at the right -in
location on Shields Street especially with the relocation of
the pumps and canopy. The Transportation Department will
review this in more detail.
7. Left turn control onto Elizabeth Street is needed from this
site since there will be double left turn lanes from
Elizabeth to Shields. It may be necessary to consider a
median for the control of these turning movements. You
should coordinate with Tom Vosburg for all transportation
related matters..
