12. The Lake Canal has not yet been notified, to my knowledge, of
this development proposal. ,The plans were mistakenly sent (by
the City) to the Pleasant Valley & Lake Canal Company, who
understandably has stated that this development will have no
impact on their ditch. We (the Planning Department) are in the
process of correcting this error.
13. The southwesterly portion of the property is in the Dry Creek
floodway and the mid -section of the proposed development is in
the floodplain. No building can occur in the floodway, any
development in the floodplain must be elevated, and no
basements can occur in this area. The designations on the Site
Plan should be changed to reflect the correct information,
i.e.: The line shown near the Redmond Lane location is the
floodplain and. the line near the active open space on the
south property boundary is the floodway.
The site Plan revisions should clearly reflect the fact that
the portion of the development that is currently in the
floodway (Little Leaf & Basswood Courts and all the dwelling
units accessed by these streets) can go to the Planning and
Zoning Board for preliminary approval; however, they cannot be
submitted to the City for final consideration until the
proposed Dry Creek Channel realignment is completed, thereby
taking this area out of the floodway. This should be noted on
the Site Plan, the Landscape Plan, the subdivision plat, the
utility plans, and the grading & drainage plans. Also, a
letter of understanding from the Schlagels to the City is
needed.
14. The City would like to provide for a bicycle/pedestrian
connection along the Lake Canal.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the November 14, 1994 Planning and Zoning Board
hearing:

Plan revisions are due no later than the end of the working day,
October 26, 1994. Please contact me for the number of folded
revisions required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on November
7, 1994.

5. The Transportation Department has stated that a vehicular
connection to Alta Vista should be provided. Also, the
vehicular connection of Redmond Lane (by whatever name it ends
up being) across the Lake Canal must be made and tied into the
Redwood P.U.D. street system. Please contact Tom Vosburg, at
221-6608, if you have questions about these traffic comments.
6. The Engineering Department has the following comments to
offer:
a) All the appropriate signature blocks and dedication
statement must be included on the Final Site Plan.
b) Add a north arrow and scale to the Vicinity Map on the
Site Plan.
c) Signature blanks, surveyor's disclaimer, and dedication
statement are needed on the Final subdivision plat.
d) Show the northern boundary of the 100-year floodplain on
the utility plans.
e) Show cross -sections of North Lemay Avenue.
f) Identify deteneion ponds and outlets to Dry Creek.

7. Is the property across North Lemay Avenue, to the east, really
named Boneville Acres?
8. The Natural Resources Division has stated that they need to be
involved with the review of the Dry Creek Channel realignment.
To date they have not received the engineering plans and they
need to review these plans within the context of the overall
Dry Creek design. 'Please contact Rob Wilkinson, at 221-6600,
to coordinate this review.
9. The developer should contact Tim Buchanan, the City Forester,
for an evaluation of existing trees on this site. Tim can be
reached at 221-6640 for scheduling a time to meet on -site.
10. This area will be served by the Redwood Bicycle connection to
the west. The City would like public access between Lots 61 &
62, at the end of Little Leaf Court, for access to and across
the Lake Canal.
11. Although there are no apparent problems with the Preliminary
P.U.D. plans, the developer and landscape architects should be
aware of the fact that the Final P.U.D. plans will be subject
to and reviewed against the Water Conservation Standards for
Landscapes, being part of City Ordinance #76, 1994, which are
attached to this letter.

Dear Eldon,
Staff has reviewed your development plans for the Linden Grove
P.U.D. - Preliminary that were submitted to the City on September
12, 1994, and would like to offer the following comments:
1. Public Service Company of Colorado has these comments to
offer:
a) Utility easements adjacent to all street rights -of -way
need to be such that the distance from back of walk to
the rear line of the easement is 13' minimum.
b) Open spaces should also be designated as utility
easements.
c) No trees may be planted within 4' of gas lines.
2. Columbine CableVision has these comments to offer:
a) They would like to see the open spaces marked as Open
Space & Utility Easements. They will need a continuous
easement at Lots 25, 26, 32 & 33.
b) They will need a rear lot easement on Lots 38 & 39. In
addition, they need an easement outside of the Lake Canal
that is adjacent along the length of the northwest side
of this,development.
3. A copy of the comments received from the Building Inspection
Department are attached to this letter.
4. The following streets need to be renamed due to sound -a -likes:
* Redmond Lane & Circle (Redman Drive already exists).
* Greenspire Court (Greenbriar Road already exists).
* Glenlevin Court (Glen Haven & Glenlyon already exist).
