The applicant does not have a problem providing a public access easement for a bike path at the end of Little Leaf Court. This will be provided with the final submittal for this area. 12. We have received the comments by Lake Canal. Most of the existing Cottonwood trees along the ditch are not on our property. We have contacted the City Forester regarding this issue. 13. We have added the necessary notes on the various plans as agreed upon. The letter from the Schlagel's will be submitted by November 7th. Additional information regarding responses to specific comments follows: 1 a. On this plan we are showing a 54' ROW with a 9' utility easement. This provides the requested 13' from the back of walk. On Final, we will reduce the ROW to 48' with 12' utility easements,as per the current city standard. 1 b., 2a. I would like to propose that we have a utility coordination meeting prior to submitting the final PUD. I would like to see the utilities restricted to specific easements in order to ease the installation of landscape and help to reduce conflicts with utilities. 4. The requested streets have been renamed. 5. It has been our intent to provide a connection to the Redwood P.U.D. as is shown on the plans. We will build the road to the canal and escrow funds for our share of the canal crossing, or as determined with the development agreement. We disagree with the vehicular connection to Alta Vista, feeling that a section of the existing Lemay Avenue will serve as the local connector once Lemay Avenue is realigned. There also seems to be some ambiguity as to whether crossing the realigned Dry Creek channel is feasible. Unless some compromise is reached, we would like the Planning and Zoning board to decide this issue. 7. Although there was a typographical error on the site plan, according to the master plan provided to me by Kirsten Whetstone, the property to the East is Bonneville Acres. 8. The applicant does not have a problem working with Natural Resources on the Dry Creek realignment. 9. The applicant has met with Tim Buchanan on site. No major problems were found. We will work with the City Forester on preserving the existing trees.
