This completes the review comments at this time. Additional
comments may be forthcoming as the various. departments and
reviewing agencies continue to review this request. With your
consent, this item has been continued from the March Planning and
Zoning Board public hearing to the April Board public hearing.
Please be aware of the following dates and deadlines to assure your
ability to stay on schedule for the April 24, 1995 Board hearing:

Plan revisions are due no later than the end of the working day,
April 51 1995. Please contact me for the number of folded revisions
required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on April
17, 1995.

9. There is the potential for heavy erosion problems to occur on
the Phase III portion of the site, south of the Larimer County
Canal No. 2. There appear to be about 15,000 cubic,yards of
dirt to be distributed there.
10. There appear to be some storm sewer inlets on private lots
(property). Also, the storm sewers appear to be higher than
grade in some locations.
11. The four parallel parking spaces along Bridgefield Drive,
adjacent to Lots 1 & 34, will create safety problems and
cannot occur.
12. A phase line between Phases I & II should be shown on the
plans. Also, it would be helpful to indicate in the Land Use
Breakdown on the Site Plan that Phase I is Lots through
and Phase II is Lots _ through _
13. Phase III, as shown on the Site Plan, should be identified as
"Not a Part of This Final P.U.D.". It, however, is still part
of the overall Bridgefield P.U.D. that has preliminary
approval.
14. The Landscape Plan shows special paving treatment at numerous
intersections and the Site Plan does not reflect the same
treatment. Please be aware that special paving cannot extend
into the public street rights -of -way.
15. The .Parking Data under the Land Use Breakdown on the Site Plan
indicates 63 guest parallel parking spaces outside of the
lots. There appears to be 67 parking spaces shown and some of
them are perpendicular to the streets/drives.
16. The Land Use Breakdown on the Site Plan indicates the average
single family lot size to be 6,500 square feet. The
subdivision plat shows the largest lot in the development to
be 3,940 square feet in size.
17. General Note 6 on the Site Plan refers to fencincr cruidelines
that will set a consistent design. These guidelines should be
submitted to the City for review with the final P.U.D.
18. General Note 10 on the Site Plan, referencing the solar lot
compliance, should state that a variance to the Solar
Orientation Ordinance was granted with the preliminary P.U.D.
approval.
19. The labeling for the existing residence at the northeast
corner of this development should be expanded to include
"single family".
20. What is the existing land use at the northeast corner of West
Prospect Road and South Bryan Avenue?

Dear Jon,
As was stated in my response letter dated February 23, 1995,
additional comments are now forthcoming on the Bridgefield P.U.D.,
Phases 1 & 2 - Final development review submittal to.the City:
1. It is important to review the conditions of preliminary
approval to be assured that they have been addressed and met
prior to this item going before the Planning and Zoning Board
for a final decision.
2. There appear to be problems/concerns with the street rights -
of -way as shown on the Site Plan and subdivision plat. They
are inconsistent throughout the development.
3. There is a proposed one-way street system in a portion of the
development that the City has concerns about. This system does
not function well from a safety standpoint.
4. No current soils report was submitted with the final P.U.D.
documents on January 23rd.
5. A connection for looping the water main is needed.
6. There should be a fire hydrant at Red Fox Way and Bridgefield
Drive; however, there should not be a hydrant at Bridgefield
and Deer Run Drive. .
7. The storm sewer system had not been sized or modeled with the
original submittal of the final P.U.D. The method used to
model the system was incorrect. There will potentially be a
very large stormwater discharge (16 feet per second) into the
Larimer County Canal No. 2, to the south of Phases I & II.
8. The proposed narrow streets provide very little surface
stormwater drainage capabilities, thereby requiring an
extensive (underground) storm sewer system.
