Dear Mr. Steve Olt:
1. We understand the P.D.P administrative hearing process.
2. The building is a light industrial use and the labeling is being corrected on the plan.
3. As we discussed on October 22, 1997, we are requesting an exception to the Ciy code
requirement that, "To the extent reasonably feasible, buildings shall be oriented to face the
adjacent street with no intervening front yard parking. The following exceptions shall be
permitted: 1. Buildings may orient away from the street if the development provides a campus
or park -like development block with an internal pedestrian network that functions as an
additional alternative to the street sidewalk by connecting to common destinations in the
district."
We have provided an external pedestrian network that functions as an additional alternative to the
public walk. As we agreed, we have provided a raised pedestrian crosswalk from the building to
the street corner creating a direct connection to other destinations in the district.
4. Three dimesional views of the building type as required for the special height reviewed are
attached. The shadow analysis will be provided by December 2, 1997. The building is clearly
more attractive with the proposed pitched roof and the bulding will not adversely impact the
views of any nearby residents.
5. The parking stall dimensions have been added to the site plan.
