This phase of the Horsetooth East Business Park - proposed as a 32000 t sq. ft. Light
Industrial/R&D building is a continuation of the successful development program being
implemented at Horsetooth East by the W. W. Reynolds Companies.
The project, located at Big Horn Drive and Automation Way, is in keeping with adopted
City Policies, and the goals established for Horsetooth East. These include encouraging the
development of a well planned Industrial Business Park with integrated office, industrial, and
business service users; and promoting efficient utilization of the existing and proposed street
and utility systems.
The proposed office building is consistent with City Land Use Policies which promote
development near transportation facilities, and where existing infrastructure is in place.
Primary entrances to the building open directly onto a walkway that has direct linkage
to the intersection of the two adjacent street sidewalks, without requiring pedestrians to cross
intervening driveways or parking lots. This is accomplished through the provision of a raised
walkway connection between the street corner and the building corner, designed to emphasize
pedestrian use, while allowing vehicles to cross over the walk if necessary. The site design
also provides an internal pedestrian network that functions as an additional alternative to the
street sidewalk by connecting building entries and directly connecting to common destinations
in the district.
Construction is scheduled to begin in the fall of 1997. Up to 150 people are projected
to be employed at this facility.
