Sub —Basin "F" lies West of South Bryan Avenue and will be regraded to
all drain Southerly to proposed inlets, and a pipe will carry the runoff under
the Larimer County Canal No. 2 to the existing West Heathridge Apartment Pond.
Sub —Basin "G" lies East of South Bryan Avenue and will also be regraded to
all drain Southerly to the proposed inlets and pipe to cross the Larimer County
Canal No. 2.
Sub —Basin "H" is the West part of the area to be developed below and South
of the Larimer County Canal No. 2. The 3.10 acres will drain Southerly to
the West end of the existing West Heatheridge Pond. Sub —Basin "I" is the East
part of the area below and South of the Larimer County Canal No. 2. Sub —Basin
"I" will drain to an inlet at the Southeast corner of the sub —basin and then
in the proposed storm drain to the East end of the existing West Heathridge
Pond. The pond will be enlarged to detain the difference between the two year
historic and the 100 year developed runoff for Sub —Basins "F," 11G,11 "H" and
111 . 11
Sub —Basin 11J11 is open space in the drainageway, which will remain
undeveloped. The difference between the two year and 100 year historic flows
will be detained in the pond.
Sub —Basin 11K" is the area for five proposed lots lying North of West Stuart
between the New Mereer Ditch and the Larimer County Canal No. 2. It will drain
from West Stuart Street Westerly to an inlet at the end of the cul de sac and
then in a pipe under the Larimer County Canal No. 2 to the detention pond.
It is proposed to cut a fairly large part of the site above the Larimer
County Canal No. 2 and move that material across the canal and fill a fairly
large part of the site below the canal. This grading will be done from November
1994 to April 1995 while the ditch is not running irrigation water. A silt
fence will be placed along the canals and along the pond during construction
for erosion control. The inlets will have straw bales and rock filters around
them during construction. Due to the overlot grading proposed, the area that
is disturbed, and not the initial lots to be built on, will be reseeded.
The runoff calculations and the grading and drainage plan are enclosed
as a part of this preliminary drainage report. If you have any questions

Dear Basil:
The following is the preliminary storm drainage report for the proposed
Bridgefield P.U.D. situate in the North i of Section 22, Township 7 North,
Range 69 West of the 6th P.M., Fort Collins, Colorado. The site is in the
Canal Importation Drainage Basin. The P.U.D. is bounded on the North by West
Prospect Street and on the East by an existing residence and the Larimer County
Canal No. 2 and Heathridge Apartments. It is bounded on the South by the New
Mereer Ditch and West Stuart Street and on the West by the New Mereer Ditch
and the Bridges P.U.D.
The site is proposed to be developed with single fancily detached residences
on small lots. It is divided into three different topographical areas. The
North area lies between West Prospect Street and the Larimer County Canal No.
2 and is the higher ground. It has two historic sub —basins. Sub —Basin "A"
drains Northerly from an abandoned irrigation lateral to Prospect Street .
Sub —Basin "B" drains Southerly from the abandoned irrigation lateral to the
Larimer County Canal No. 2.
The middle area, Sub —Basin "C," lies below and Southerly of the Larimer
County Canal No. 2. It drains Southerly from the Larimer County Canal No.
2 to the existing drainage way that traverses through the Heatheridge
Apartments.
Sub —Basin "D" lies North of West Stuart Street between the New Mereer
Ditch and the Larimer County Canal No. 2. Sub —Basin "D" drains into the Larimer
County Canal No. 2
It is proposed to divide the P.U.D. into seven developed sub —basins.
Sub —Basin "E" is the existing West Prospect Road pavement and a small amount
of landscaping that drains into the South flow line of West Prospect Road.
The area of the sub —basin is 0.96 acres, and its runoff will not be detained.
