The property is located in close proximity to the Bridges Natural Area, which is owned by the City. NRD is committed to working with the developer to minimize impacts to the natural area. NRD is also concerned about protecting outstanding natural resource characteristics on this site. The Mercer Ditch runs along the west edge of this property and the Larimer Ditch borders the northeast boundary. Their banks are heavily vegetated and provide habitat to wildlife, as does the south end of the site bordering Heatheridge Lake and its associated wetlands. Director of Natural Resources Division Tom Shoemaker met with the applicant and discussed designing this project with sensitivity to the site's wetland and wildlife habitat values. While conceptual designs may be expected to be very preliminary, we are concerned that the plan does not adequately reflect that NRD's issues were taken into consideration. NRD will require the area south of the Larimer Ditch to be surveyed for a wetland delineation. If construction is approved near wetlands or Heatheridge Lake, the developer can also anticipate a requirement for a buffer zone landscaped with transitional wetland species. The portion that borders the Mercer and Larimer Ditches will also require some buffering. NRD also recommends conferring with the ditch company and with Parks and Recreation about the potential for leaving a travel corridor along the ditch for future pedestrian passage or maintenance purposes. Finally,. the developer needs to indicate which trees will be retained on the site and provide a report for their management following consultation with the City Forester. 281 N. College Ave. - f'.O.
