5. For future reference, if more dwelling units were to be added
to this site then there could be additional engineering
requirements associated. The alley will have to be paved from
Magnolia Street to this property only if one or more dwelling
units were to be added (over the existing).
6. It is important to notify neighbors of your intent to add on
to the existing home by providing information on the size of,
the addition, how it will relate architecturally (size, scale,
materials, colors, etc.) to the existing structure.

LAND USE DATA:
This is a request for a 900 square foot addition (+/-) to the
existing house, with a duplex unit, at 407 South Grant Street. The
property is in the NCM - Neighborhood Conservation Medium Density
Zoning District.
COMMENTS:
1. This property is in the NCM - Neighborhood Conservation Medium
Density Zoning District. Two-family dwellings (duplexes) are
permitted uses in the NCM District; however, if architectural
additions or exterior alterations are to made to the existing
building the requirement is that a Site Plan, Landscape Plan,
Building Elevations, and other supporting documentation (as
deemed necessary) be submitted to the City for review and
approval by the Planning and Zoning Board.
2. There is an ongoing electric undergrounding project in the
City that is now, or soon to be, in this area. City crews will
be doing the underground construction at no charge to you, the
property owner. Your electric meter may have to be moved in
conjunction with the undergrounding endeavor. The electric
service will probably go in with Columbine CableVision and
U.S. West.
3. There is existing City sanitary sewer in the alley behind the
house and water service comes from Grant Street.
4. The new addition is in excess of 350 square feet in size and,
therefore, a drainage report of some sort is necessary. The
addition will most likely change the present surface drainage
patterns on -site. The fees in the Old Town Basin are $4,150
per acre, based on the additional impervious area (hard
site. There is the possibility that a variance to the
stormwater criteria for this drainage basin may be necessary.

concerning the request for the NCM Site Plan Review for 407 South
Grant Street, which was presented before the Conceptual Review Team
on September 12, 1994.
This is a request for a 900 square foot addition (+/-) to the
existing house at 407 South Grant Street. The property is in the
NCM - Neighborhood Conservation Medium Density Zoning District.
The comments are offered informally by Staff to assist you in
preparing the detailed components of the project application.
Modifications and additions to these comments may be made at the
time of formal review of this project.
