Y 6. The "North Elevation" and "West Elevation" do not properly differentiate the proposed
addition from the existing structure. Shading and labeling the existing structure or the
proposed addition is needed.
7. The setback distance of the proposed addition from the North lot line and dimensions of
the proposed addition are missing and must be added to the site plan.
18. The existing garage is not shown and must be added to the site plan.
9. The deciduous trees shown in the rear yard are not accurately placed on the site plan
Upon visual inspection of the property, at least one of the deciduous trees appears to be
impacted by the proposed addition and a fruit tree impacted by the proposed parking
area. At a minimum, five trees at various locations in the rear yard are not shown and
must be added to the site plan.
10. Staff recommends that you contact the owner of 401 Grant directly as the proposed
addition will specifically visually and spatially impact their property. A notice will be
mailed to all residents within 500 feet of your property notifying them of the review of
the proposed addition by the Planning and Zoning Board.
11. The proposed addition must be compatible with the goals and policies outlined in Chapter
7 of the West Side Neighborhood Plan. A copy of the West Side Neighborhood Plan
may be obtained at the Planning Department located at 281 N. College Avenue.
This completes the review comments at this time. Additional comments may be forthcoming
as the various departments and reviewing agencies continue to review this request. Please be
aware of the following dates and deadlines to assure your ability to stay on schedule for the
November 14, 1994 Planning and Zoning Board hearing:

Please allow me to introduce myself. My name is Michael Ludwig and I am the most recent
addition to the Fort Collins Development Review Department. I have been assigned as the
project planner for the Wuerker Residential Addition in place of Steve Olt. I look forward to
meeting both of you in person.
Staff has reviewed your documents for the Wuerker Residential Addition, NCM Site Plan
Review that were submitted on September 12, 1994, and would like to offer the following
comments:
1. The new addition is in excess of 350 square feet in size (see comment 2) and as stated
in the Conceptual Review Staff Comments, #4, "a drainage report of some sort is
necessary. " Item 13 on the site plan does not adequately address drainage concerns.
The drainage report should include addressing erosion control. Please work with Glen
Schlueter of the Stormwater Utility Department on the required information and the
timing for this information to be submitted to the City. He can be reached at 221-6589.

2. An item "14" must be added to the site plan that indicates the existing square footage of
the house and the square footage of the proposed addition.
3. Existing utilities are not shown on the site plan and must be included in your revisions.
Locations of utilities are available from the individual service providers. An example
would be that the locations of water, sewer, and electric utilities could be obtained at the
City facilities located at 700 Wood Street.
v 4. The "North Elevation" should be revised to show the existing roof as shown in the
attached sketch.
,/ 5. The "Rear Elevation" as labeled on the site plan should be labeled "West Elevation".
