Attached are five prints of additional revisions to the Horsetooth East Business Park
2nd Filing Final PUD, Carriage Wash, in response to the second set of staff comments.
Specific responses include:
2. The accessory building location has been adjusted to be 10' from the property line.
9. As specifically requested by City Staff, the convenience store site layout - including the
accessory carwash - has been made to be consistent with the approved preliminary
PUD. Staff also clearly told the applicant that a more extensive carwash located as
proposed on the revised PUD would be supported. These adjacent uses are similar to
the approved development at Harmony Market. It is inappropriate for Staff to require
this aonlirant rn "jiisti y" a plan that reflects specific City direction (resulting in a 6�
_day delay). that is consistent with the approved preliminary_ and is virtually Identical
to 11 Harmony Market. Likely market support
for two automatic carwash bays, and the desire to allow washes in conjunction with
fueling on Lot 1 are reasonable parts of the proposed PUD.
14. No "classic" vehicle display pads are proposed on the revised plan.
L 15) Berms have been added along the perimeter streets.

16. All parking spaces on the site are designed as "standard" 9' wide spaces. Assignment
of employee vs. patron parking will be part of the management of the carwash.
