provide the necessary screening from the parking lot to the
street. Ornamental trees and 2' high berms will not give the
necessary 20% opacity. A combination of shrubs and taller
berms is one way to provide necessary screening.
9. More foundation plantings are needed at the north and south
sides of the building.
I have not yet received comments from the following departments and
reviewing agencies:

Many of the outstanding comments could be significant with respect

Dear Linda,
Staff has reviewed your documents for the Horsetooth East
Professional Offices - IP Site Plan Review that was submitted to
the City on March 2, 1995, and would like to offer the following
comments:
1. This proposal is located on Lot 3 of the Horsetooth East
Business Park Minor Subdivision.
2. A copy of the comments received from U.S. West is attached to
this letter.
3. The comments received from the Poudre Fire Authority are as
follows:
a. The building exceeds the 5,000 square foot size limit and
must be provided with an approved fire sprinkler system.
b. The building also exceeds the maximum 150' access
criteria, thereby triggering the fire sprinkler need.
4. A copy of the comments received from Tim Buchanan, the City
Forester, is attached to this letter along with a blue -lined
portion of the Landscape Plan.
5. A copy of the comments and landscape standards received from
Jim Clark, the City's Water Conservation Specialist, is
attached to this letter.
6. How has the 60' side yard requirements that were expressed by
the Building Inspection Department at concept review been
addressed and resolved?
7. The landscaping along the south tier of parking spaces is
somewhat weak. There is a City Code requirement for
landscaping that provides a minimum of 20% opacity between the
parking lot and adjacent property/use.
