PROPERTY DESCRIPTION
AUGUST 29, 1991
A parcel of land being a part of the north one-half of Section 22. Township 7
North, flange 69 West of the Sixth Principal Meridian, City of Fort Collins,
County of Larimer. State of Colorado, and being a part of the lands described in
a deed recorded in Book 2059 at Page 852•in the land records of said Larimer
County, and more particularly described as follows:
Beginning at a point being the southeast corner of an 'existing subdivision
entitled 'Replat of Tract 1, The Bridges P.V.D., First Filing', recorded in said
land records in Plat Book 44 at Page 1121;
Thence, North 010 11' 30' West along the easterly line of said subdivision a
distance of 292.89 feet;
Thence, North 700 18' 30' East through the lands of said deed, a distance of
174.66 feet to a point on westerly line of Lot 1 as describe in a plat of
subdivision entitled 'Prospect Greens, First Filing', recorded in Plat Book 1545
at Page 704 of said laud records;
Thence along the southeasterly lines of said 'Prospect Greens, First Filing°, the
following six (6) courses:
1. South 000 18' 30' West a distance of 100.00 feet;
2. South 790 41' 30' East a distance of 250.00 feet;
3. North 700 18' 30' East a distance of 150.00 feet;
4. South 000 18' 30' West a distance of 190.01 feet;
5. North 700 18' 30' East a distance of 93.96 feet;
S. South 290 41' 30' East a distance of 110.00 feet to a point of non -tangent
curvature;
Thence along the southerly line of the lands described in said deed, along the arc
of said curve to the left, having a radial bearing of South 140 43' 091.East, the
,radius being 553.90. and a central angle of 020 35' 220, a distance of 25.03 to a
point of compound curvature;
Thence along the arc of said curve to the left, having a radius of 1116.00 and a
central angle of 000 34' 38', a distance of 11.24 to a point:
Thence, North 890 24' 36' West a distance of 552.20 feet to THE POINT OF BEGINNING:
containing,153,379 square feet or 3.5211 acres, more or less. .

suitable markers set in the ground; provided that said
markers shall be placed in locations which will not
interfere with any reasonable use Grantor shall make of
said easements.
Grantor reserves the right to use said easements for purposes
which will not interfere with Grantee's full enjoyment of the
rights hereby granted; and the parties further agree that the uses
of said easement by Grantor and the agreements Concerning those
uses shall be as follows;
(a) Grantor shall not erect or construct any building
+^u • e or drill or operate any well, or
construct any reservoir or other obstruction, ;or
otherwise add to the ground level in said easements;
(b) Grantor shall not deposit, or permit or allow to be
deposited, earth, rubbish, debris, or any other substance
or material, whether combustible or noncombustible, on
said easements. '
The Grantor states that it is the lawful owner in fee sim le
of the real property described herein; that it has a good and
lawful right and authority to grant, sell and convey said property
or any part thereof and that it warrants the title of said
property.
Whenever used herein, the singular number shall include the
plural, the plural the singular; and the use of any gender shall4

applicable to all genders. All of the covenants herein contaid
shall be binding upon and inure to the benefit of the parts
hereto, their respective heirs; personal representatives,
successors and assigns.
iN WITNESS WHEREOF, the Grantor has hereunto set their hand
and seal the day and year first above written; and the Grantee bas
caused this Deed to be executed as an Agreement by -its City
Manager, attested to by its City Clerk, and its corporate seal [to

57273, and TSE CITY OF FORT COLLINS, COLORADO, a Xunicipjal
corporation, GRAMS, whose address is 300 LaPorte Avenue, Fgrt
Collins, Colorado 80521.
WITNESSETH:
That for and in consideration of the covenants and agreeme
herein set forth, the sum of Fifteen Thousand Eight Hundred For
Four and 95/100 DOLLARS ($15,844995), and other good and valua
consideration in hand paid by the Grantee to the Grantor,
receipt and adequacy of which is hereby acknowledged, the Gran
hereby grants, sells and conveys to the Grantee, its successors
assigns, a perpetual easement and right-of-way to install, opera
maintain, repair, reconstruct, replace, inspect and remove, at
time and from time to time storm drainage improvements and bicyc
pedestrian trail, together with a right-of-way for access,
along, through and under all of the hereinafter described r
property situated in the County of Larimer, State of Colora

The Grantor further grants to the Grantee:
(a) the right of ingress to and egress from said easemen�s
over and across said lands of the Grantor by means f

said lands is or shall be subdivided and dedicated roa s
