trees that will require mitigation trees to be planted with the Packaging Hall PDP
improvements. The mitigation trees are required to be larger in size (3" vs. the
standard 2-1 /2" caliper). The quantity of mitigation trees required will be
determined by Tim once the PDP has been submitted, and is based on the size of
the existing trees affected by development.
5. Doug also noted that since the 2000 ECSR is on file, we v611 not be required to
submit further Natural Area or Environmental Study with our Packaging Hall PDP.

MEETING MINUTES

existing vegetation
COMMENTS:
We met on site to review theexisting vegetation and/or'natural features' that will be
impacted by the development of the Packaging Hall Project Development Plan
(PDP), For reference, we had the 2000 Ecological Characterization Study Report
prepared by Cedar Creek Associates (attached).
The following items were discussed:
1. We reviewed the conceptual site plan which indicates that many or all of the
existing trees east of the brewery would be impacted either with the Packaging
Hall PDP or with future expansions of the brewery.
2. We walked the area of the site that includes the large cottonwood trees and the
small wetland areas indicated in the 2000 study. Doug Moore agreed that the
wetlands were still insignificant and did not warrant protection, mitigation or
buffering.
3. Doug noted that the area of trees would be considered'Riparian Forest' and
under the Land Use Code would require protection and with a buffer zone from
development. However, since this is a fragmented portion and our development
plans will include a large open space area that could be revegetated, Doug felt
that staff would support our plans to develop this portion of the site. He will confirm
with his supervisor what process will be required for this approval concurrent with
our PDP. He will also make recommendationsin our PDP review for re-creating
forested groves of native trees where possible.
