See the site, landscape and utility plans for other comments. Comments from Current Planning 1. The Lighting Plan indicates that two of the pole -mounted parking lot fixtures are to feature a "curvilinear "cut-off luminaires. These are not allowed. Such fixtures must feature full cut off with flat lens luminaires. 2. The cut sheet describing the Kim Lighting fixtures (pages 1 — 6) indicates that the lamp types are the E2 and E3 as called out in the Luminaire Schedule on the Lighting Plan. It appears that these pages are describing fixtures labeled as E1 and E2. 3. The cut sheet describing the UCMH3 50-watt should indicate that it is describing the fixture labeled as E3. 4. Be sure to indicate the mounting pole height of the parking lot fixtures. 5. The fixtures labeled as P6 face south. Be sure to indicate that these fixtures will be sharp cut-off and down -directional. If they are to be angled, they can only be angled to the north. 6. The fixtures labeled as W8 will also be visible from the neighborhood and must also be sharp cut-off and down -directional. Please note that these fixtures will be column -mounted. 7. On the Landscape Plan, please indicate the mitigation schedule for the riparian forest. 8. On the Architectural Elevations, we are missing sheet 1 of 2. 9. On the Site Plan, please label the neighborhood streets and call out the width of the sidewalk connecting the southwest corner of the building to Buckingham Street. 10. There are no comments on the Amended O.D.P. Be sure and return all of your redlined plans when you re -submit. These alternative water quality enhancement features are welcome and appreciated. A water quality outlet structure would still be required at the pond, however a 12 hour residence time rather than the standard 40 hour extended detention time can be used in calculating water quality volume. There is a narrative that addresses Bike/Ped/Transit LOS but none of the worksheets to support those conclusions are included. Will the fire line and water service need to be lowered as it crosses the detention pond? Will there be a conflict between the fire line/water service and the proposed irrigation line? Number: 14 Created: 9/1 /2005 [9/1/05] Maintain 4 feet of cover over the existing sanitary sewer main as it crosses the proposed detention pond. Page 4 pond may need to be lined or landscaped appropriately. Please specify at what slope that swale is currently designed at. The outlet from the subdrain in the parking lot into the pond is currently shown to be rip -rapped, since the velocities will be small, can rip rap be eliminated and the use of softer erosion control methods such as mats or fabrics be used instead? Topic: Drainage Plan Number: 5 Created: 8/29/2005 [8/29/05] Basin 4 has no outlet, however since this basin is limited in geographical terms and in order to save the existing tree vegetation, and since no added impervious area contributes to this basin, the no outlet condition will be allowed. Please adjust planting to accommodate such a condition. Topic: East parking lot entrance drainage flows Number: 10 Created: 9/1 /2005 [9/1 /05] Please clarify where the flows from that area will go to, if they are designed to go to the no outlet basin, which would be allowed as long as that is kept at a minimum. Please clarify the grades around the entrance. Topic: Floodplain Comments Number: 2 Created: 8/29/2005 [8/29/05] Because the packaging facility and associated chemicals already exist on the site, per City Code Section 10-46, a non -conforming critical facility can be relocated with in the same parcel of land and not lose its legal non -conforming status. To document this, please complete a floodplain use permit ($25 permit fee). The Hazardous Materials Impact Analysis will be attached to the permit as this documentation. It is OK to vacate the existing swale easement, and not dedicate a new one for the new swale as long as all the flows in that swale originate,from New Belgium Brewery property. As the dedication statement dedicates all easements to the City, it appears this ditch easement should be indicated otherwise. More than likely, an easement will need to be dedicated to the Coy Ditch Co. by separate document, with the recording information provided on the plat.
