on Linden Street and entering and exiting employee traffic through the existing
access on Buckingham Street.
• The parking area has been moved further east to be directly south of the building
expansion. This was done to reduce walk distance of employees and make more
efficient use of the site.
• Detention is shown both south and east of the revised parking lot and off site on
New Belgium Brewery property within the Oxbow site.
• The Buckingham Street Improvement project has been combined with this
project. the revised design indicates improvements along Buckingham east to the
Third Street intersection. A variance is being pursued to the LCUASS standard
cross section for a minor collector street to allow bump outs. The bump outs have
been added to reduce traffic speed and allow safer pedestrian traffic.

Dear Ted,
Thank you for taking the time to review this project. As you may very well know this
project has changed slightly from its original scope. The project consists of the addition
of an approximately 60,000 s.f. packaging hall east of the existing brewery. The
following is a description of issues associated with the proposed plans:
• This building will be connected to the existing facility by means of an overhead
pipe bridge.
• The building has been moved as far north on site as possible to allow for a buffer
for the Buckingham neighborhood to the south.
• New Belgium Brewing Company is planning to incorporate environmental or
"green" designs into this project. Some of the designs include the use of day
lighting, re -use of process waste water, and pervious pavements, bioswales, and
rain gardens to reduce and slow storm water runoff.
• One issue that.arose recently concerns the existing vegetation on site. BHA met
with Tim Buchanan and Doug Moore and it was determined that some of the
vegetation is considered `riparian forest' that would normally require a buffer.
Since this is a fragmented portion and our development plans will include a large
open space area that could be re -vegetated, Doug felt that staff would support our
plans to develop this portion of the site. He recommended that we try to re-create
forested groves of native trees with our planting design for the site. The revised
design does not intend to remove any of the existing riparian vegetation. The
design indicates a significant amount of vegetation on the south side of the
parking lot which is intended to be an extension of the riparian forest. This
provides a good vegetative buffer for the neighbors to the south and a connection
from the riparian forest on site to the riparian area on the Oxbow site.
• The building plans require service along north facade and part of the west facade,
and future expansion to the east. With that being said the design does not have
the required number of trees within 50 feet of the building as required by the full
tree stocking section of the land use code. However, with all of the additional
riparian forest and additional vegetation shown to the south of the building we
feel that the intent of the full tree stocking requirements has been fulfilled. The
public view of the building will be from the south, and this design shows the
majority of the trees along that facade.
• The parking lot landscaping is being has been designed informally to match with
the existing and proposed riparian forest character.
